This property has quite a story, too. During the East Evans Creek Fire, the fire came within roughly 20 feet of the home. Yet this beautiful property endured — and when the new buyers walked through it, they fell in love with the home and land just as the previous owners had.

There’s something pretty special about handing the keys from one family who loved a property to another who already sees what makes it so special.

If it’s near a school, come back around 8 AM and 3 PM. 😂

That quiet street you saw during your showing can look VERY different during drop-off and pickup—traffic, buses, parked cars and parents everywhere.

Not necessarily a dealbreaker! But part of buying a home is understanding what it’s actually like to live there, not just what it looks like during a 30-minute showing.

Over the years, I’ve had the privilege of helping people from just about every walk of life buy and sell homes.

Custodians. Mechanics. Educators. Administrators. Healthcare professionals. Union workers. Salespeople. Small business owners. C-suite executives. Retirees. And so many others.

Different jobs. Different stories. Different goals.

But one thing they have in common? They work hard to build a life they’re proud of—for themselves, their families, and their communities.

That’s one of my favorite parts of real estate. I get to meet people I may never have crossed paths with otherwise, learn a little about what they do, and help them with a pretty important piece of the life they’re building.

So this Labor Day, here’s to all the people who get up, show up, put in the work and help keep our Southern Oregon communities going.

I tell buyers to compare towns before they compare kitchens. Start with three things: budget, commute, and day-to-day lifestyle. Then score Medford, Central Point, and Eagle Point on each one so you can see which fit is strongest. Around the Rogue Valley, that simple reset usually makes the next step much clearer.

Living near a school… convenient or chaotic? Maybe a little of both. 😄

There can be some great perks — walkability, easy access to sports and activities, and that active neighborhood feel.

But there are trade-offs too: school traffic, bells, busy sidewalks and event parking.

Like most things in real estate, what one buyer sees as a HUGE plus might be a hard no for someone else.
