Hello All:

Just an FYI, 5th Precinct Cope Officer Steven DiBenedetto came to the last Medford Taxpayers and Civic Association Meeting and informed us of the following:

INCREASED CAR THEFTS

Car thefts are on the rise. They are ultimately being found in Newark, NJ. Apparently, thieves are taking the train to LI, stealing cars and taking them back to NJ. Many of these cars were easily stolen because owners left their car doors open and/or their key fobs inside. Officer DiBenedetto cautioned us to lock our cars at all times. Of course, there are still smash and grab thefts so keeping cars in a driveway or closer to your house can help.

$100 REWARD FOR INFORMATION RE: ATV'S - QUADS - DIRT BIKE

The police department is seeking information on all-terrain-vehicles (ATV's), quads, dirt bikes, sports bikes and go-carts that are being driven willy-nilly all over our town. These kids are driving dangerously, sometimes in packs, popping wheelies and not wearing helmets. The police cannot chase them when they are on the road for fear of causing a tragedy. We can help! If you know anything about these vehicles - where they are coming from or who is riding them (perhaps a neighbor) the police will look into it and you will receive a $100 REWARD if your tip leads to a vehicle seizure. A letter from the HOA President Tony Spataro:

Dear Residents,

As the summer months grow nearer, I know you are all anxious to get outside and start using our outdoor amenities. I know a lot of you feel the numbers are extremely low- so why should we have any restrictions at all? Let me assure you that opening with no restrictions is not the opinion of all your neighbors.

The Board takes in the opinion of our attorneys, local elected officials, our new property manager and information gathered from other condo communities like ours. As of two weeks ago, Blue Ridge was the only community that our attorney and property manager knew of that had any guests at all. I was personally contacted by two communities that saw we had our pool open last year and asked about our guest procedures, social distancing and plans for this year. These communities want to follow our lead. As mentioned at the meeting we will be allowing 2 guests per residence at the pool Monday to Friday. That’s our start point. We will be reviewing the amenities on a weekly basis and probably will increase the numbers if all goes well.

Remember folks a lot of people stayed home last year. That may change this year and people will come out in much larger numbers. The Tiki Bar was crowded last week. Some of that was the food truck, but the weather was chilly and we still had a large crowd. That leaves us to believe with the different events we will be holding, larger crowds will attend, and it may not leave room for guests. I’m sure you are all aware that the demographics of our community are getting much younger. We believe that these younger residents with families are going to want to bring even more guests than in the past. Even post-COVID this Board and future Boards will have to wrestle with the subject of how many is too many or not enough. Having all the guests you want may not always be an option for us.

I socialize with family and friends that live in other condos. None of them allow guests on the weekends and holidays and are limited to two guests during the week even prior to COVID-many of them now still have not opened their amenities.

Let me assure you that this Board will always put Blue Ridge residents first. We want you to enjoy all the amenities and the social events here at Blue Ridge. Remember we’re residents too. Your suggestions to these issues are always welcomed. If you have any questions or concerns this Board is always open to speak with you! CLUBHOUSE CLOSED DUE TO COVID-19 FOR 2 WEEKS
This is to inform all residents that the clubhouse will be closed January 6th. The decision whether to reopen will be made on January 18, 2021 and posted on our website brcondo2.com as well as ‘Friends at Blue Ridge’ on facebook.com.

This decision is not made lightly, and is a result of the rising number of COVID-19 cases in Suffolk County. It is suspected that the significant increase was caused by holiday gatherings and we hope that after this spike cases will begin to decrease. The health and safety of our residents and staff is a priority.

🌮🍔Our Café will still be available for PICKUP and DELIVERY orders, placed by phone at 631-698-7576 x132. ☕️

Our Front Desk will be available to answer any questions and provide information as needed at 631-698-8394.

Our Maintenance Department will still be providing their services in a safe and appropriate manner.

To the members of the Blue Ridge Community:

Due to the COVID virus state of emergency, and as a result of the CDC recommendations as well as consultation with our legal consul and insurance broker, the three boards of the Blue Ridge Community have agreed to close the clubhouse to HOA residents until further notice. We are further recommending that the residents exercise caution if using outdoor facilities including the playgrounds.

The HOA and the condos will still have essential personnel working in isolation in their offices for their protection but will be available by phone and email to continue to serve our residents during this difficult time.

We will be placing a lock box in the vestibule between the two doors of the front entrance at the club house for all common charge payments for both condo boards and a table set up for work orders. All emergencies will be handled in the usual manor. Any questions please feel free to call the front desk or your condo office directly. The hours at the front desk will be 8:00AM to 9:00PM. The condo hours will be 9:00AM to 1:00PM. Also, you can register for the website to receive updated information.

Maintenance work will be preformed on the outside of units only except for emergencies.

The café will be available for take-out and delivery only, as a service for our residents. The café can be reached at (631)698-6575 extension 132.

Good Evening Residents of Blue Ridge Condominiums,
In this month’s Gazette, there was a questionnaire which was inserted for your consideration. I am sure many of you who did not attend the informational meeting which was held several months ago may have some questions regarding this questionnaire.
First: The Project Location is on the west side of Route 112 with the Motel to the north and the green house next to Tractor Supply to the south. The west side of the property is adjected to a buffer parcel(which is @ 35 to 40ft wide) that is adjacent the Blue Ridge property along Birchwood Road.
Second: There are currently 2 parcels in this project. Parcel 1(north parcel) is currently zoned J2 Business and Parcel 2(south parcel next to green house) is currently zoned A1 residential.
The owner of the property, The Helms Group of Bayside Queens is seeking to rezone the property to J5 Business with a special permit for an automobile dealership. This zoning change requires Town Board approval.
Phase 1 of this project would include clearing a portion of the land, creating a storage lot, building a prep facility and building a small car wash facility. PLEASE NOTE: THIS IS NOT A PUBLIC CAR WASH. This would only be used to wash vehicles being prepped.
Phase 2 of this project, would be the construction of an automobile dealership. The branding of this dealership has not yet been determined, but the owner of the property, The Helms Group, currently operates a Mercedes Dealership, a Volvo Dealership and a Volkswagen Dealership in Bayside Queens.
During meetings with the owner of the property, the Medford Taxpayers and Civic Association and representatives from Blue Ridge, there have been several improvements to the site plan. The car wash facility was moved to the northern end of the site to be furthest away from any residential unit. The western edge of the parcel will have a four foot berm with a eight foot sound attenuating fence on it.

Good evening everyone,
I would like to thank all of the candidates who showed up for tonight's Meet the Candidates Night at Blue Ridge.
Reminder: Election Day is November 5th.
This year the state has introduced early voting. Early voting has been arranged by the Suffolk County Board of Elections. The Early Voting polling place for the Town of Brookhaven is at Brookhaven Town Hall.
Early Voting will start on October 26th.
Please see page 10 of the Gazette for times.
On behalf of the Blue Ridge PAC Committee, the HOA, and both Condo Boards, thank you to all who attended this evening.
