Our Wednesday update from Brian Case from Guild Mortgage:

Now that the election is behindus, the Fed meeting comes into focus. It is expected that the Fed will cut the overnight funds rate by 0.25 percent. Their statement, and Jerome Powellโ€™s press conference, will be interesting as weโ€™ve seen a lot of conflicting data recently. We saw a strong ADP report, weak GDP figures, a VERY weak BLS report and then continued softening from the Fedโ€™s Beige Book.

In September, the Fed said they will be giving more weight to information from their business contacts (the Beige Book), since other data has been contradictory. If they follow through with that, we may see a more conservative outlook and statement tomorrow.

According to Mortgage News Daily, national average rates (which include everything from good to bad credit scores and minimum to high down payments) are currently around:

Our Friday update from Brian Case of Guild Mortgage

The BLS Jobs Report showed that there were only 12k jobs created in October, which was WELL below expectations of 113k. The hurricanes and Boeing strike had an impact, but thatโ€™s a very low reading regardless. They also revised August down by 81k and September by 31k, for a total of 112k jobs that were overstated the last two months. The trend of negative revisions after the fact continues. Itโ€™s fun how the big numbers push rates up when theyโ€™re released but somehow it doesnโ€™t help rates when those get adjusted down the road.

The rates below are from this morning, but the market has been very volatile today and is actually down about 20bps right now. If the rates were updated, weโ€™d be looking at closer to 7.20 percent on the 30 year conventional fixed.

Brian Case of Guild Mortgage

The PCE Inflation report came in about as expected this morning. Inflation continues to moderate even though shelter costs (partially due to high interest rates) and healthcare (which the Fed canโ€™t control) are propping it up. The Core PCE rate (the Fedโ€™s favorite measure of inflation) over the last six months is at 2.28 percent which is barely above the Fedโ€™s target of 2 percent. Weโ€™re not likely to make a lot of ground for the rest of the year due to some really low readings at the end of 2023, but we could see it fall of a cliff in the beginning of 2025. The Fed is dangerously close to pushing us towards deflation at this point.

We also saw the Employment Cost Index report today, which showed the employee wages and benefits rose 0.8 percent in the last quarter which was below expectations. This is a good sign for future inflation figures.

Initial and continuing unemployment claims both dropped a bit this week. Personal spending rose higher than expected, but the savings rate continues to drop. This shows that consumers, much like our government, continue to spend money they donโ€™t have.

Estimates for tomorrowโ€™s BLS Jobs Report are all over the place. On one hand, the JOLTS report was MUCH lower than expected so that should be a good sign, but on the other, the BLS Jobs Report has continued to surprise with higher than expected figures for most of the last couple of years.

Congratulations to my sellers!! This was a super long escrow as the buyers are from New York and when one sells property in New York - there's an attorney who handles the escrow and the attorney picks the close of escrow date not the buyers nor the sellers.
We all did it!! Many thank yous to the sellers for their patience and all the extra work they did to help me sell this beautiful home!!

Our Wednesday update from Brian Case with Guild Mortgage. Not the best news

We continue to, unfortunately, see rates climb. One reason could be due to the amount of debt that the US government is issuing.

Over the last two months, the national debt has increased by $600 Billion and the total national debt is about to hit $36 Trillion! Our national debt has almost DOUBLED since 2015 when it was just over $18 Billion. Thatโ€™s clearly unsustainable and there are only so many dollars to be invested in bonds like US Treasuries and mortgages.

When thereโ€™s too much supply (or not enough demand) in the bond market, rates go up until they become attractive enough for investors to purchase.
