Fielding offers calling loan officers on different offers that were placed on my 2 Family Home listing, asking a loan officer if his client had good credit, he said, "We didn't pull it, but according to credit card, they have a good statement."

??????????????????? You "didn't pull credit" on a buyer but gave him a pre-approval? This tells me nothing!

I will tell my client about the offer of course because it is my job to present all offers (over and under asking) but I will advise him not to accept this offer because there is no way to tell if this buyer can do what his approval says he can do because the loan officer didn't pull his credit........... all he simply did was took numbers from a conversation he had with him on the phone and went from that.

Come on guy........ I can call a loan officer today and tell him I make $2,000,000 a year (which isn't true).

A good loan officer pulls the credit of a buyer before giving out a pre-approval letter to see what exactly they can afford.
