Big news for anyone tracking the housing market! 🚨
The latest Redfin Housing Market Report (published Sept 3, 2026) reveals that new home listings surged 2.1% week-over-week to reach 383,795—the highest single-week total of new sellers since August 2022.
Meanwhile, pending sales dipped slightly by 0.1%, pushing total active inventory to 1.51 million homes. This inventory push gives buyers rare fall leverage to negotiate lower prices, repair credits, and better terms.

Could portable mortgages solve America's housing shortage? 🏡
Right now, millions of potential sellers are locked into their homes because trading a 3% mortgage rate for today’s higher rates just doesn’t make financial sense. The proposed Making Ownership Viable for Everyone (MOVE) Act aims to fix this.
The bill directs Fannie Mae and Freddie Mac to establish a market for portable loans, giving homeowners up to 90 days to transfer their current rate, terms, and balance to a new house.

If you're planning to sell your home this fall, take note: early fall delistings and price cuts are spiking across the country.
Data from the Realtor.com September Market Trends report shows that sellers who launched with aggressive summer pricing are pulling their properties offline rather than watching their Days on Market tally up. Testing an inflated price tag doesn't work in today's market—it just delays your sale. Price right on day one using current local comps to get real buyers through the door.

If you've been holding off on buying a home because you don't have tens of thousands saved up, I have great news for you.
According to an August 2026 report from Churchill Mortgage and Down Payment Resource, home buyer assistance options have hit an all-time record high of 2,746 active programs across the country.
The average grant or loan package for eligible buyers is currently between $13,000 and $18,000—funds used directly toward your down payment and closing costs.
Buyers qualify for assistance without even realizing it. You don't have to save for years in silence!

Are you waiting on the sidelines for 5% mortgage rates? 🛑 You might want to reconsider that timeline.
A September 2026 report from Real Estate Economic Insights highlights the "Rate Cut Catch-22": when interest rates drop, sidelined buyer demand floods the market. The resulting price spikes and loss of seller concessions often negate any savings from a lower interest rate—leaving you with a higher purchase price and competitive bidding wars.
Date the rate, marry the house.

Industry data shows that repeat buyers with massive equity are currently dominating 79% of home purchases, leaving first-time buyer market share near historic lows (around 21%).
High borrowing costs naturally favor cash or equity-backed buyers, but that doesn't mean sidelined renters are out of options. Awareness around local down-payment assistance programs, specialized grant options, and flexible financing is critical to bridging the gap.
As a local agent, my goal is to help you navigate these shifting market conditions with clarity and confidence. Read the full NAR market report here: https://www.nar.realtor/news/real-estate-news/economy/housing-market-set-for-a-2026-comeback-nar-predicts

Chester County buyers—here’s your monthly real estate reality check! 🏠
The latest market analysis from Redfin and Zillow shows that the median home price in Chester County has climbed to $623,000 (up 3.9% year-over-year). Even more intense? Over 56% of homes are still selling ABOVE list price, with top-tier properties in West Chester, Exton, and Malvern going pending in under 10 days.
If you're navigating this market, throwing in a basic offer won't work. You need clean terms and a smart appraisal gap strategy to land the home.
Thinking about buying or selling in Chesco this year? Let me know in the comments or send a direct message!

Thinking about buying or selling a home in Chester or Delaware County, but worried about national news headlines? Here’s the real story!
The National Association of REALTORS® reported a 2.3% drop in nationwide pending sales for August 2026, but the Greater Philadelphia region continues to defy national trends. Driven by severely constrained inventory (sitting at just 53% of pre-pandemic levels), local contract activity is actually UP 6.9% year-over-year. In Chester County, the median time on market is just 6 days!
National news covers Sunbelt oversupply—our local home equity remains resilient.
