WHAT’S HAPPENING WITH THE HOMEGIRLS 🏡❤️

This might go down as one of my favorite transactions EVER. I’ve known Matt & Jess for 15+ years - all the way back to the original Collingdale Wawa days, where I watched two coworkers fall in love, build a family and have some tall ass babies. 😂

We started planning this move almost a year ago - first walking through their house, figuring out their goals, connecting them with the right lender and creating a realistic timeline. Their home sold quickly, but after having to walk away from the first house they went under contract on, emotions were HIGH.

But somehow, someway, things always seem to work out🙏🏽

Watching people I’ve known for this long move their family into this next chapter was incredibly special. Some transactions just hit different. ❤️

Julianne & Gabe were referred to us by her dad, Anthony, and wanted their first home together close to family in Ridley. We actually LOST this house the first time around - then the original deal fell apart and the listing agent called us back. Three weeks later? Homeowners. 🙌

The Fed raised rates by .25%, and everyone is already up in arms -but let’s add some perspective. 😅

Homeowners with a 2–4% rate: you don’t necessarily have to feel stuck. You are likely sitting on a sh*t ton of equity that could go toward your next down payment, closing costs, or buying down your new rate.

Buyers: don’t automatically assume you can’t afford a home now. Depending on your situation, you may be able to negotiate seller assistance, explore a different loan program, buy something comfortably within budget, then refinance later when rates drop.

And while you’re “waiting,” you’re still paying someone else’s mortgage and building their equity instead of your own. Renting may make sense for some people- but don’t write off buying without running your ACTUAL numbers.

Don’t make a major real estate decision based on a headline. Message me, and let’s look at what makes sense for your specific situation. 🏡
