🏡 FULL CIRCLE MOMENT 🏡

Yesterday was a special settlement day.

Five years ago, Samantha had the privilege of helping these clients purchase their very first home. They’ve known each other for most of our lives, growing up in the same area, attending the same schools, and sharing many of the same connections. So when they trusted her to guide them through that first purchase, it meant a lot.

Fast forward to this April.

They reached out because they were wondering if moving up to a single-family home in the same school district was possible. Like many homeowners, they had built equity simply by making their mortgage payments over the last five years, but they weren’t sure what their next step looked like.

The official spring market numbers are in from Bright MLS, and the data shows some subtle, exciting shifts happening right in our backyard!

While the greater Philadelphia area remains a strong seller’s market by conventional measures, inventory constraints are finally starting to ease up. In fact, this May saw the strongest surge of new listing activity in four years, giving buyers more options to explore.

Here is the hyper-local breakdown for Delaware County:
📉 Median Sold Price: $371,750
⏱️ Median Days on Market: 6 days
🏡 Closed Sales: 506
📦 Active Listings: Up 15.6% year-over-year

What’s the takeaway?
Homes in Delco are still moving incredibly fast (6 days median on market!), but the steady arrival of new listings means buyers are gaining pockets of leverage they haven’t seen in years. Higher-income buyers are actively driving the market forward as we head into summer.

The May housing report came out this week so this morning I dug in! I look forward to this every month because I like to make sure what I’m seeing in these streets matches the data.

📊 Here are a few takeaways from the latest Mid-Atlantic market update...

🏡 Median home prices hit a record $450,000, up 3.4% from last year.
📈 Pending sales increased 4.5%, showing buyers are still actively entering the market.
📦 Inventory is improving slightly, but it's still about 30% below pre-2019 levels, meaning supply remains tight.
⚡ Overall... homes are still moving fast, with a median of just 10 days on market.
💰 Stats show that low inventory - not just interest rates - is still one of the biggest challenges in today’s market.
