With December numbers in, some Media outlets are saying that distressed properties in 2022 are up 115% from previous year. HOWEVER, as 2021 was the historically best year in this generation for foreclosures and bank sales, it is deceiving. 2022 was DOWN 34% from 2019 (considered the pre-pandemic period) and 89% BELOW 2010 (post housing bubble downturn). That's 325,000 homes vs. 2.9 million homes. Don't try to do this alone. Talk to a Realtor. I'll tell you the whole story.

Although the market is going nuts and rates are higher than they have been in the last handful of years, home ownership is still strong and the days of distressed properties, like those in 2010-2012, are not in the immediate future.

In March 2022, 2.7% of mortgages were delinquent by at least 30 days, down by 2.2 percentage points year over year.

Originally, some housing industry analysts were concerned that the mortgage forbearance program (which allows families to delay payments to a later date) could lead to an increase in foreclosures when forbearances end.

Although I was not a realtor in 2008-2009 (I started in 2010), I am very interested in this topic as I have helped many seller's that have fallen into financial trouble sell the homes via the short sale process. The more professionals (Bankers, appraisers, economists, real estate professionals, etc.) that have been speaking with, the more that they say today's market are much stronger than 2008-2009. Some of the statistical data in this post supports that opinion. Do you disagree?
