There’s a lot to digest when it comes to understanding how mortgage rates shift and change over time, and we aren’t going to get into all of that today. But if there’s one thing to watch on where they’re likely headed, it’s the 10-year treasury yield.

Basically, the 10-year treasury yield is a widely watched benchmark for long-term interest rates. And as the yield goes up or down, mortgage rates tend to follow.

The good news is – the gap between the two is starting to narrow. And with experts saying the 10-year yield should come down going into next year, that means there’s room for mortgage rates to come down too.

I know this is a lot to keep track of. And that’s exactly why you should have an expert on your side. I’ll do the heavy lifting for you and will keep you posted as new data comes out and as rates fall further.

You’ve probably seen headlines saying home prices are flat. But that’s not the full story.

In half of the largest U.S. metros, prices are still rising. In the other half, they’re easing a bit. Average those together and the numbers look flat, but what’s really happening depends entirely on where you live.

What would make you feel more comfortable making a move?

63% of would-be homebuyers say lower home prices.
50% say lower mortgage rates.

If that’s what you want too, here’s the update you’ve been looking for.

Experts are projecting single-digit price increases in many markets this year. Some areas will even experience slight declines. That’s a far cry from the 20% rise we saw just a few years ago.

At the same time, mortgage rates have eased from their recent highs.

While it’s not enough to completely change the game on affordability, both trends should stick around going into 2026.

Saving to buy a home? Don’t forget your closing costs.

They’re not the same everywhere. In some states they average roughly $2-3K. In others, nearly $20K.

This map shows the state averages. Use it as a ballpark for your budget, but be sure to work with a local agent and lender to get your real number before you start shopping. Because it depends on taxes where you live, the home’s price, and more.

All the while during the new house hunt, the Sellers where checking off the little items on the honey "do" list. So, when the time came , they were able to list their home right away after their offer got accepted. Plenty of buyers were interested, but one lucky couple had their offer accepted.
There were a lot of details to take care of through the process, and papers were flying , but both properties closed.
When I got this review, it warmed my heart. It reminded me how lucky I am to have so many wonderful clients who take the time to let me know their thoughts about the crazy process we all work so hard to get through.

Based on the latest economic data, the Fed is expected to cut the Federal Funds Rate more than once this year.

Here’s why that matters. Mortgage rates don’t follow the Fed’s actions directly, but they do respond to what financial markets expect the Fed will do. If markets believe cuts are coming, mortgage rates could move lower.

That’s great news for you, because even small drops in mortgage rates can make a big difference if you’re buying a home.

But all of this is going to depend on where the economy goes from here – and that’s something I’ll keep you posted on.
