What is a contingency in real estate? 🏡

A contingency is basically a condition or “safety net” written into a real estate contract that must be met before the deal can fully move forward.
Think of it like this:
👉 “We agree to buy/sell the house… BUT only if certain things happen first.”
Some common contingencies include:
✔️ Home Inspection Contingency – The buyer can back out or negotiate repairs if major issues are found.
✔️ Financing Contingency – The deal depends on the buyer getting approved for their mortgage.
✔️ Appraisal Contingency – The home must appraise for the agreed purchase price.
✔️ Home Sale Contingency – The buyer needs to sell their current home before purchasing the new one.

Contingencies help protect both buyers and sellers during the transaction process and can prevent costly surprises later on.

An appraisal is basically a professional opinion of what a home is worth in today’s market. 🏡

When someone is buying a house and getting a mortgage, the bank wants to make sure the home is actually worth the amount being borrowed. So they hire a licensed appraiser to evaluate the property.

A licensed appraiser looks at things like:

✔️ The condition of the home
✔️ Square footage and upgrades
✔️ Location
✔️ Recent sales of similar homes nearby
✔️ Current market conditions

For example, if a buyer agrees to pay $500,000 for a house but the appraisal comes back at $470,000, the bank may not lend the full amount because they believe the home is worth less than the agreed purchase price.

Think of it like this:
👉 An appraisal is a “reality check” for the lender to make sure the price matches the home’s market value.
A good appraisal can help keep a deal moving smoothly, while a low appraisal may lead to renegotiations between the buyer and seller.
