🏡 WHAT DOES “UNDER CONTRACT” MEAN?

You see a house listed as “UNDER CONTRACT” and wonder… Does that mean it’s sold? 🤔
Not quite!

Under contract means the seller has accepted an offer from a buyer, and both sides have agreed to the terms of the sale. However, the sale isn’t officially finished yet. There are still steps that typically need to happen, such as inspections, appraisal, mortgage approval, and eventually closing.

👉 Think of it this way:
The buyer and seller have agreed, “Yes, we’re moving forward!” ...but the keys haven’t officially changed hands yet. 🔑
That’s why a home can be under contract and still not be officially SOLD.

Buying a home comes with a LOT of paperwork, and one term you’ll hear often is “title.” But what does it actually mean?

Think of title as proof of ownership. It’s the legal record that shows who has the right to own and use the property.

Before you buy a home, a title search is done to make sure there aren’t any hidden problems...like unpaid liens, old claims, or other issues that could affect your ownership.

Once everything checks out, title insurance can help protect you from certain problems with the property’s ownership history that may not have been discovered during the search.

👉 In simple terms: The deed is the document that transfers the property to you, while the title represents your legal ownership rights.
Buying a home can feel overwhelming, but that’s why having an experienced real estate team in your corner matters! 🏠❤️

A mortgage is simply a loan that helps you buy a home.
Think of it like this...
If you want to buy a $400,000 home but you don't have $400,000 in the bank, a lender (like a bank or mortgage company) loans you the money to purchase the home. You then pay that money back over time...usually over 15 or 30 years...through monthly payments.

Your monthly mortgage payment typically includes:
✔️ Part of the money you borrowed (called the principal).
✔️ Interest (the cost of borrowing the money).
✔️ Property taxes.
✔️ Homeowners insurance.
As you make your monthly payments, you gradually own more of your home until the mortgage is completely paid off.
Think of it like financing a car, but instead of paying it off over 5 or 6 years, you're paying for a home over many years.

One of the most common questions we hear is, "What is my home really worth?"
The answer is its market value.
Think of market value like selling a popular concert ticket. 🎟️ It isn't based on what you paid for it or what you hope to get for it, it's based on what someone is willing to pay for it today.

A home's market value is determined by things like:
✔️ Recent sales of similar homes nearby.
✔️ The home's size, condition, and updates.
✔️ The neighborhood and location.
✔️ Current buyer demand and market conditions.

For example, you may think your home is worth $600,000 because you remodeled the kitchen. But if similar homes in your neighborhood are selling for $550,000, buyers may not be willing to pay $600,000.
That's why market value isn't based on opinion...it's based on what the market says a home is worth.
