Thomas and Kari reached out in October with a simple question. With their lease ending in December, was buying a home possible, or should they plan to renew? They wanted to understand the steps and timing, so we started by walking through the process together.

I connected them with Ken Jordan at Princeton Mortgage, who guided them with so much care. They asked thoughtful questions, learned the process, and took the time to understand what buying would look like for them. Thomas also made a smart move by utilizing his 401k for the down payment, which helped make this goal achievable.

Once they felt ready, we began touring homes. We saw three, and the moment we stepped into the third one, it was clear. They looked around and both instantly felt it:
“This is the one.”

I reached out to the listing agent, put together our strategic offer, and it was accepted. From that point on, everything moved smoothly.

At closing, while we were reviewing documents, Amy from our title company mentioned they secured one of the lowest rates she has seen in a while. A huge and unexpected win on top of everything else.

On November 19, they officially became homeowners. They painted, moved in, and made it warm and homey right away. They enjoyed Thanksgiving in their new home, and now they’re getting ready to celebrate the holidays in a space that already feels like it was meant for them.

And with Thomas’ family living right around the block, I told them they should definitely
“Knock knock… I’m here for dinner,”
any night they don’t feel like cooking.
That’s what I do 😂 (love ya mom&dad) 😆

I’m so grateful they trusted me with this milestone. Helping first-time buyers step into a future they once weren’t sure was possible is truly one of the best parts of what I do. 💗

I came across this super simple 30 Days of Decluttering Challenge and thought, this is exactly the kind of reset my home (and brain) needs. One small task a day, nothing crazy. Today is just filling one bag to donate. That’s it!

I needed to hear #3 and #5 👇

1️⃣ Choose the house you can afford, not the maximum amount the lender thinks you can afford. (Ask me for my home budget calculator to see what numbers make sense)

2️⃣ It's okay if you don't have a 20% down payment. Talk with a trustworthy lender to see what your options are.

3️⃣ Start small and use your starter home as leverage to move up to your next home.

4️⃣ Don't be afraid to walk away. Title issues, an inspection full of red flags, or an inflexible seller? It's okay to walk, something better will come along.

5️⃣ You don't have to furnish every inch of your house the day you move in. Furniture prices are STEEP! Your new place doesn't have to be a Pinterest board on day 1 (or ever).
