☕ Start with coffee & a treat at Fiona’s Coffee Bar & Bakery

📚 Wander Downtown Willoughby and make a stop at The Viridian Bookshop

🍕 Grab something to eat downtown

🌳 Then finish the afternoon with a walk along the Chagrin River

No packed schedule. No rushing from place to place.

Just one of those slow fall afternoons where you grab a coffee, walk around, find a few places you didn’t know existed and somehow come home with a book you weren’t planning to buy. 😂🍁

💚 GREEN FLAG WEDNESDAY

A house doesn’t need an open floor plan to have a GOOD floor plan.

One of my favorite green flags is simply a layout that makes sense for everyday life.

Where do the groceries come in?

Where do coats and shoes land?

Can someone cook without everyone walking through their space?

Where would YOUR couch actually go?

And please mentally remove the perfectly sized staging furniture before answering that last one. 😂

The beautiful finishes are usually what grab our attention first.

But once you live there, you’re going to interact with that layout every. single. day.

So while you’re touring, don’t just ask:

“Is this house beautiful?”

Also ask:

“Would living here actually feel easy?”

Sometimes the boring questions tell you the most. 🏡💚

🏡 Too Many Tours Tuesday

The beginning of house hunting:

“I KNOW exactly what I want.”

Five showings later:

“…okay, hear me out.” 😂

One of the most interesting parts of touring homes is realizing that the wish list you made before you started isn’t always the same list you end up with.

Sometimes something you thought was a MUST becomes less important.

Sometimes a feature you barely cared about becomes a priority.

And every once in a while, you fall in love with the exact thing you said you absolutely DID NOT want. 😂

That’s why I think it’s important to know your true non-negotiables—but still leave yourself a little room to be surprised.

A house can feel very different in person than it does on your checklist.

🍯 Sweet Tea Monday

Something I’ve been thinking about lately:

A life you’re grateful for can still feel heavy sometimes.

You can love your family AND want 20 minutes where nobody needs you. 😂

You can love your career AND have days when you’re completely drained.

You can be thankful for your home AND wonder how the laundry basket is full again when you literally JUST did it.

Gratitude doesn’t mean everything has to feel easy.

And admitting that you’re tired doesn’t mean you don’t appreciate the life you’ve built.

Sometimes two things are simply true at once:

❤️ “I love this life.”

and

😮‍💨 “Whew… this life is A LOT.”

Both are allowed.

And sometimes the solution is deep personal reflection.

Sometimes it’s going to bed early. 😂

❤️ Homes With Heart Friday

I’ve been wondering…

When does a house actually start feeling like YOUR home?

I don’t think it’s always the day you get the keys.

Maybe it’s the first dinner you cook there.

The first picture you hang.

The first holiday you decorate for.

The first time everyone comes over and somehow ends up crowded around the kitchen counter. 😂

Or maybe there isn’t one moment at all.

Maybe it happens slowly.

You create routines. You make memories. You learn every little quirk of the house.

And somewhere along the way, you stop calling it “the house.”

You just call it home. ❤️

That’s the part of real estate that will always mean the most to me.

So tell me—do you remember when your house first really felt like home?

🚗🍂 WORTH THE DRIVE THURSDAY: BEREA

This week we’re visiting one of those Northeast Ohio places that I feel like doesn’t get talked about enough!

My afternoon:

☕ Start with a local coffee
🏘️ Wander around downtown Berea
🌳 Slow down at Coe Lake
🛍️ Find a little local treat
🍂 Finish with the view at Berea Falls

Nothing overly planned. Just a really good afternoon exploring somewhere close to home.

And with fall right around the corner, I have a feeling this little itinerary is about to get even prettier. 😍🍁

💚 GREEN FLAG WEDNESDAY

Not every green flag in a house is something NEW.

Sometimes it’s actually the opposite.

I love walking into a home where the updates feel thoughtful—even if they were done over several years.

The flooring makes sense from room to room.
The trim is finished.
The older features have been maintained.
And the house doesn’t feel like five different Pinterest eras got into an argument. 😂

Because “updated” and “well done” aren’t necessarily the same thing.

Of course, pretty finishes can’t tell you what’s happening behind the walls, and they never replace inspections or proper due diligence.

But I definitely appreciate a home where the improvements feel intentional rather than rushed just for the sake of making everything look newer.

And if your house has lived through Tuscan, farmhouse AND millennial gray…

She’s been through enough. Let her rest. 😂🏡

🏡 Too Many Tours Tuesday

You know a showing isn’t going well when the entire group suddenly gets VERY quiet. 😂

The houses buyers love?

We’re talking.
We’re opening closets.
We’re imagining furniture.
Someone has already decided where the Christmas tree is going. 🎄😂

The houses they DON’T love?

crickets

And I’m over there like…

“So… wanna see the basement?” 😂

But even those showings can be helpful.

Sometimes figuring out what you DON’T like makes what you DO want so much clearer.

A layout you thought you’d like might not work in person.

Something you thought was a dealbreaker might suddenly not matter.

And sometimes you simply walk through the front door and think…

“Nope.”

That’s house hunting. 😂

Every house teaches us a little more about what we’re actually looking for.

Maybe you’re not behind.

Maybe you’re just looking around too much.

It’s so easy to see someone else’s house, career, marriage, business, vacation—or whatever else—and quietly wonder why you’re not “there” yet.

But we’re comparing our real lives to tiny pieces of someone else’s.

You don’t know what chapter they’re in.

And they don’t know everything it took for you to get to yours.

So if life doesn’t look exactly like you thought it would by now… that’s okay.

You’re still writing it. ❤️

And I have a feeling there are things about your life today that an older version of you would’ve been pretty proud of.
