๐ŸกThe NAR lawsuit topic has been brought up to me multiple times over the past few weeks by my clients and friends as we near the effective date of changes. While I do not have all the answers and this will be a learning curve for everyone within our industry, I am an advocate for education and proactive communication. Through my trainings I have attended and the multiple entities I follow , I came across this explanation that I felt was so well described and easy to understand, I wanted to share with you all:

PSA TO ALL HOME BUYERS:

On August 17, 2024, a Realtor CANNOT show you a home unless you have signed a buyerโ€™s representation agreement with them.

This agreement can be for:

1. A single property (first meeting)

2. Any property for a specified period of time (you have made a choice to hire an agent to work on your behalf during the home buying process)

Historically, it has not been a problem and we could just zip over to the house and show it to you and go from there. However, starting on August 17th, NO Realtor will be able to unlock a door for you without you first signing a buyerโ€™s representation agreement. This will be non-negotiable for any person who holds the Realtor designation. This is not something we want to do, but are being required to do due to the NAR settlement.

Deciding who you will hire to help you buy a home is an important decision. If you come across a Realtor that asks you to sign something before seeing a home, please know they are not trying to trap you, but simply to stay in compliance and keep their real estate license safe. You can always ask for a property-specific representation agreement, and meet your potential Realtor at the home of your choice before you sign an exclusive representation agreement. A good Realtor will be respectful of your right to choose the Realtor that feels right for you. SO PLEASE, do not yell at us for asking for this signature.

Think of it like hiring an attorney โ€ฆ you interview them, they explain their duties and fees, and then if you decide you'd like to hire them, you sign an agreement for them to represent you.

Today I was able to put all my passions to use. ๐Ÿ’— I was able to assist a client of mine clear out their parents home in preparation to sell. I set up a removal company(shout out to Chris Haag and his team), provided donations to Habitat for Humanity ๐Ÿ›ป and Goodwill and was able to take care of all the details ๐Ÿ“ that were so cumbersome for them being an adult child with their own responsibilities, job and family to care for.

As a SRES realtor, I bring a unique and compassionate approach to real estate, combining my extensive experience in healthcare with a dedication to helping clients navigate the downsizing process.
