HOME BUYERS! How do you even get approved for a mortgage?

Great question! It's both very simple, and very complicated.
Mortgage lenders will look at four key aspects:
Income
Debts
Credit
Assets

Income and debts go hand-in-hand in an equation called your Debt-To-Income ratio, or your DTI. Basically, you divide your total MONTHLY debt payments by your monthly gross income, and you get a percentage. Remember, only things that affect your credit are considered debts. Things like car loans, furniture loans or leases, student loans, credit card payments, etc.
For example, if Susie makes $4,000 per month, and she has $1,200/month in debts, her DTI currently sits around 30%. With an FHA loan, you are allowed to have a maximum of 55% including your home purchase payment. That means Susie has 25% of her income "available", so she would be approved for a $1,000/month payment.
This doesn't mean you should max out your monthly payment! It's just what you would be approved for.

Credit is very simple. 580 is the minimum credit score for 3.5% down payment through FHA. With 640 credit score, you can be approved for a conventional loan. The higher your credit, often you'll be able to use different programs for down payment and interest rates!

Assets is simply your savings. How much savings do you have? Can you cover your down payment? Your down payment cannot be paid by anybody but you, with the exception of a family member in some cases. Your closing costs (which are different from your down payment), however, can potentially be paid by the seller. While it's best to be prepared to pay your own closing costs, a lender will usually pre-approve you with the condition that you get a credit for your closing costs!

HOME SELLERS, let's talk ROOFS!

The dreaded roof scenario. You want to sell your house, but your roof is 13+ years old. It's in good condition, no leaks, but that 2009 install year is looming over you.

Unfortunately, Homeowners Insurance has been tightening down on roof age over the past couple years. I'm sure you've seen all the hype.
Here's some helpful info!

If you have a buyer who is FINANCING, as long as they can get insurance, the bank only requires the roof inspection to show 2 years of life!
However, sometimes insurance doesn't care. Many insurance companies won't insure a home if the roof is around 15 years old or more. With no insurance, it's impossible to get a mortgage!

So what are your options?
โžก๏ธSell CASH? Cash buyers are not required to get insurance prior to closing. However, many cash buyers are investors and usually are not willing to pay "sticker price" for anything. This option usually end up with the lowest amount in the seller's pocket.
โžก๏ธReplace the roof! Replacing the roof is the "simplest" solution, because it makes everyone happy on the purchasing side. The bank, insurance agent, and the buyer all benefit from an easier purchase. Happy buyer typically means better offer! Unfortunately this means that the homeowner has to pay for a costly new roof prior to selling.
โžก๏ธMY PERSONAL FAVORITE! Find a roofing company that will replace the roof prior to closing, but take paying at the closing table! I call this a win-win-win-win! Insurance will be happy, buyer gets a new roof, seller doesn't have to pay any up-front fees, and the roofer still gets paid! This option usually ends up costing the least to the seller, and is the least stressful!

HOME BUYERS!

I'm sure you've heard all about it, but I want to explain a current hot-topic for you:
2-1 Buydowns

This is a very simple way to get into a home with a lower rate, but it doesn't work for everyone!
Essentially, what this program does is simple:

-The SELLER must pay for this program through the form of a credit. Credits are becoming increasingly common again (Whew! ๐Ÿ˜…) so many sellers are anticipating these scenarios!
-You must be approved for the actual rate!
-The first year, the rate is 2% lower. The second year, the rate is 3% lower. On the third year, the rate becomes the actual rate (also called the par rate).

Example:
Tom gets approved for a 6% par rate. He is able to get a 2-1 Buydown program.
Year 1, he pays a 4% rate.
Year 2, he pays a 5% rate.
Year 3+, he pays the 6% rate.

This is NOT an Adjustable Rate Mortgage. It is a FIXED rate, with an up-front discount!
This program does NOT increase the par rate! It's the same whether you use the program or not!
On average, buyers can expect to save about $6,000 in interest payments over the first two years!

Like I said, this doesn't work for everyone! For some, it may make more sense to buy down the par rate to a manageable level for the entire life of the loan.
This program is great for people who:
-Just want to save some money up front.
-Plan on only owning the property for a few years
-Feel that rates may go down in a few years and plan on refinancing
