HOME BUYERS! How do you even get approved for a mortgage?
Great question! It's both very simple, and very complicated.
Mortgage lenders will look at four key aspects:
Income
Debts
Credit
Assets
Income and debts go hand-in-hand in an equation called your Debt-To-Income ratio, or your DTI. Basically, you divide your total MONTHLY debt payments by your monthly gross income, and you get a percentage. Remember, only things that affect your credit are considered debts. Things like car loans, furniture loans or leases, student loans, credit card payments, etc.
For example, if Susie makes $4,000 per month, and she has $1,200/month in debts, her DTI currently sits around 30%. With an FHA loan, you are allowed to have a maximum of 55% including your home purchase payment. That means Susie has 25% of her income "available", so she would be approved for a $1,000/month payment.
This doesn't mean you should max out your monthly payment! It's just what you would be approved for.
Credit is very simple. 580 is the minimum credit score for 3.5% down payment through FHA. With 640 credit score, you can be approved for a conventional loan. The higher your credit, often you'll be able to use different programs for down payment and interest rates!
Assets is simply your savings. How much savings do you have? Can you cover your down payment? Your down payment cannot be paid by anybody but you, with the exception of a family member in some cases. Your closing costs (which are different from your down payment), however, can potentially be paid by the seller. While it's best to be prepared to pay your own closing costs, a lender will usually pre-approve you with the condition that you get a credit for your closing costs!
