👉Edit to UPDATE: So the situation was- an investor had their real estate agent give me a verbal offer and I was waiting to get the signed offer in my email, during that time he showed up at the hospital with a notary and got sent up to my clients room (who had just broken her hip, is elderly, deaf in her left ear and on heavy IV narcotics with no representation present)…
She thought they maybe they were working with me because they just walked in and said “hi we’re here to have you sign some real estate documents“.
What they ended up having her sign was an offer that was $50,000 less than the verbal offer he gave me, and a quit claim deed to the property from her to the buyers, so she no longer owned the property and they could’ve closed on it without paying her or me anything. They took possession of the property and she had 3 cats there with ALL her belongings, and they had contractors and tradesmen in and out of the house frequently, one of them left the door open and her nine-year-old indoor cat got out and was missing for three weeks. They messaged the title company that they were ready to close the following day and so I immediately went to the courthouse and filed two “TEMPORARY INJUNCTION FOR PROTECTION AGAINST EXPLOITATION OF A VULNERABLE ADULT”, I did all the work to look up the correct Florida statutes, filed police reports, Dcf reports, office of financial crimes, Department of elder abuse, and contacted the Florida realtors legal hotline, my broker, different attorneys, and we ended up hiring Ruth Rhodes law 🤌. The judge 👩⚖️ granted both of my petitions, one against the real estate agent and one against the buyer, and set a court date for March 24.
We won in court! The judge made them reverse the quit claim deed and record it within 48 hours to remove the cloud on title that the temporary injunction placed and now we are under contract for an offer where she is netting over 87,000 more dollars. The real estate attorneys said if “I ever want out of real estate I need to get into law because they were so impressed with how I fought for my client, used all the correct FL statutes, sent a demand letter, went to see her in the hospital every day which was a 45 minute drive each way, etc”. They kept saying how they were so impressed and have never seen a real estate agent fight this hard for their client💪, and then one of the attorneys said “my mom has a house she wants to sell off of John Rhodes“
I met that client a few days later and got a new listing🏡. Also just submitted an offer for my elderly client on the property she is hoping to buy last night. Win win all around.

‼️‼️I NEED HELP!
Do I have any attorneys, paralegals, elder attorneys, real estate attorneys, that can write a dispute letter that essentially says “We are hereby putting you on notice that you have defrauded Our client and misrepresented the situation and secured her signature illegally to steal her property. We demand that you immediately quit claim the property back to its rightful owner. Failure to do so will result in litigation, damages, and attorneys fees to be assessed against you.”
(In legal terms). We are trying to avoid going to court by just sending this to the real estate agent and buyers who knowingly scammed my elderly client while she was in the hospital.
