This one was extra special. Selling family property definitely comes with a little extra pressure… especially when your brother-in-law can roast you at holidays if it doesn’t sell 😂

We ended up getting asking price, but it took some patience and a whole lot of staying positive through the process. Every sale has its own story, and this one reminded me that timing really is everything. I truly believe a few prayers helped bring the right buyer along at the right time.

Stoked about this closing.

Eric was referred to me by a close friend last summer. From the start, he had a clear goal. Sell a vacant lot he owned, use those funds to remodel his primary residence, then position it to hit the market strong.

When the time came, we got strategic. Instead of just renovating everything, we focused on what would actually move the needle. Which upgrades would bring a return and which ones would just drain the budget. The goal was simple. Sell for the most money possible without overspending on improvements that wouldn’t pay back.

This is the part of the process I love. This is where real value comes in. Advising. Planning. Thinking ahead.

We ended up selling his home in 23 days when the average in that price point was 79 days.

This one means a lot to me.

We just closed on our highest sale yet at $1,250,000 and the story behind it is one I will never forget. This home sat on the market for a long time. There were moments where we truly wondered if we were going to be able to get it sold. Countless showings. A 45 minute drive each way. Offers that didn’t quite make sense for the seller. At one point I was honestly ready to throw in the towel.

But we kept going.
Selling a property with 360 feet of waterfront on the river was a dream. Dolphins with actual names living beside the dock. Endless charm from a home built in 1967. And a family who had loved this place for decades, now navigating life after the loss of a husband and father. It wasn’t just a sale. It mattered.

We tried everything from a marketing perspective. Multiple rounds of professional photos and video. Ad campaigns & Broker opens. Constant follow up. Six months ago the eventual buyer reached out with strong interest. And thank God for follow up, because after selling a property in Vegas he was able to complete a 1031 exchange and make this Space Coast waterfront home his own.

We truly believe there is no better long term investment than waterfront on the Space Coast.
Grateful for the trust. Grateful we didn’t give up.

Not our first rodeo together and definitely not our last. After a few near misses, we found the one that made the most sense. So grateful for the trust and long term relationships we’ve built with repeat clients. This home checked all the boxes with size, location, updates, layout, and price. In a market that’s leaning more towards buyers, we were able to negotiate and make it happen. If you’ve been waiting for the right moment, this might be it!
