I turned 51 yesterday.

And I've lived right here in Brevard County since 1983.

My phone did not stop going off all day, with texts, comments, and a few actual phone calls from people who apparently still do that. 😂

Some of you I met recently. Some of you I've known since I was a kid.

I don't have a clever way to say thank you, so I'll just say it...

I really appreciate every one of you...thank you!

My beautiful wife Liz and I went to Café Margaux in historic Cocoa Village to celebrate.

Neither of us had ever been.

I've lived here for 43 years, and somehow there are still places in Brevard I've not experienced.

Cocoa Village is actually one of those parts of the county I don't get to nearly enough. Every time I'm over there, I'm reminded how cool it is...and that I really should spend more time there.

I think that's one of the things I love about living here.

You can spend most of your life somewhere and still not be done discovering it.

There's always another restaurant you haven't tried, another part of town you haven't explored, or some place you've driven past for years without ever stopping to see what it's about.

43 years in, and Brevard still has stuff to show me.

And more importantly, the people here are a huge part of why I've never had much interest in calling anywhere else home.

So thank you to everybody who reached out yesterday. It genuinely made my day!

An agent recently told me that you have to dance around things with clients to "soften the blow."

Don’t make anybody uncomfortable.

That never made much sense to me.

I coached high school baseball for ten years. And I can promise you, you can’t coach that way.

If a kid has a hitch in his swing and you tell him, “Looks great,” because you don’t want to hurt his feelings, you didn’t help him.

You just cost him at-bats.

The players who got better were the ones I could be straight with. They knew if I was hard on them, it wasn’t because I wanted to beat them down or hurt their feelings. It was because they told me where they wanted to go, and my job was to help them get there.

I look at real estate the exact same way.

If you tell me, “Terry, I want to sell this house and be in my new place by spring,” then we have a goal.

Now my job is to tell you the truth about what it’s going to take to get there.

Not what Zillow says.

Not what some national headline says.

Not even necessarily what the Brevard County market says.

I’m going to tell you what’s happening on YOUR street, in YOUR price range, with homes competing against YOUR house.

Then we look at the options.

We pick the one that gives you the best chance of accomplishing what you told me you wanted to accomplish.

And then we go to work.

Some people want an agent who will nod their head and tell them what they want to hear.

I get it.

I’m probably not their guy.

But if you tell me where you want to go, I’ll be straight with you about what I think it takes to get there.

That’s how I coached.

That’s how I do real estate.

And at this point, I don’t really know how to do it any other way.

Most Realtors will tell you AI is going to be a game changer in real estate.

I agree.

But if we're being serious, most agents aren't really using it yet.

They're using ChatGPT to rewrite a text, clean up an email, or make a listing description sound better.

That's fine. I do that too.

But that's basically using a Ferrari to go get groceries.

I've been trying to figure out how to use AI to actually make me a better Realtor, and more importantly, do a better job for the people who hire me.

One example:

When I take a listing, I can now give that property its own webpage and build an entire marketing campaign around ONE home.

Now I can market that property through Google, social media, video, retargeting, direct links, QR codes, email, whatever makes sense, instead of putting it in the MLS, posting it on Facebook a few times and hoping somebody's buyer finds it.

Has AI magically sold a house for me yet?

Nope.

And I'm not going to pretend it has.

But I've been doing this long enough to watch good homes sit on the market, take three price cuts and eventually expire.

So if I can give my seller six different ways for a buyer to find their house instead of one, I'm going to do it.

Especially in this market.

There are also parts of this business I'm NOT handing over to AI.

Pricing is one of them.

AI can crunch numbers. It can analyze comps. It can give me data all day long.

But it hasn't spent 10+ years selling homes on the Space Coast.

It hasn't walked through your house.

It hasn't stood next to a buyer and watched their reaction when they walk into the kitchen.

And it doesn't know when a house just "feels" $50,000 overpriced.

That's where experience still matters.

So I'm going to keep pushing AI as far as I can push it.

The cool factor has nothing to do with it. If it helps me market a client's house better and find more buyers, I'd be negligent not to use it.

But I'm also not turning over the parts of this business that require judgment, relationships and experience to a computer.

At least not yet. 😂

Hey! Want to get to know me better?

My family moved to Florida's Space Coast when I was young, and I've been here for over forty years. Growing up in Brevard County gave me a deep appreciation for everything that makes this area special.

Sports shaped a huge part of who I am. I was fortunate enough to play baseball at Florida State University and compete at the College World Series. After college, I came back and coached baseball at my former high school for nine years. We made it to the Final Four and won two State Championships, the first in school history. Those experiences taught me discipline, preparation, and what it takes to perform when it matters most.

Outside of sports, I spent years teaching public speaking and later worked in the technology industry. Teaching taught me how to communicate and connect with people. Tech taught me how to think in systems and find better ways to solve problems.

Real estate was the place where everything came together. Helping people, educating, negotiating, marketing, and representing the community I've called home for decades. It wasn't something I stumbled into. It was the one career that let me use all of it.

The early years were about earning trust, not chasing transactions. I built my business one relationship at a time, and that foundation is still how I run it today. After more than ten years of helping families buy and sell homes across the Space Coast, my business still runs almost entirely on referrals and repeat clients.

What I love most is helping people feel confident about a decision that can feel overwhelming. First-time buyers, families relocating from out of state, sellers letting go of a home they've owned for decades. Being trusted during those moments is something I never take for granted.

Today, I'm grateful to be helping people confidently buy and sell homes across Florida's Space Coast.
