This adorable investment property closed in Lakeland. Sometimes the investor deals can be a challenge. When a property like this hits the market you are flooded with offers from wholesalers, scams, super low offers … you name it. The key is to have time to review and vet the offers to find the valid and complete offers. It is often overwhelming if you don’t take a methodical approach.

For this property I went back to my Fannie Mae days and told everyone what the seller wanted as far as written offers on a Florida contract, all cash and proof of funds.

We found the perfect buyer. He physically saw the home. Had a contractor give an estimate and THEN made the offer. It was so smooth. So happy for my sweet Sellers 🩷
