How to win a contract in today’s market!
A sellers and buyers perspective!
As an experienced listing agent, and considering a home-owners point of view in today’s market, I would recommend selling your home first and getting it on the market as soon as you are ready. A seller will most likely only accept a contingent offer (contingent on your home selling) if the buyer is offering well over asking price. Securing the best possible price, is heavily weighted within the strength of the offer and a contingency to sell your home in this market weakens the offer and in -turn can also result in paying a higher price.
If you are considering listing your home and buying another one, don’t be discouraged! Understand the RELATIVITY of the market. You will be receiving a higher price for your current home which will in-turn reflect on paying a higher price as a buyer.
The prices are sky rocketing because of supply an demand and competitive offers. You’ll hear “bring your highest and best offer” which means multiple offers are on the table ….so be prepared to be aggressive in today’s market.
As a buyer, you will most likely be going up against Cash offers. A cash offer can mean literally all cash but can also mean that the buyer, for personal financial reasons are indeed securing a mortgage. Within the contract the buyer is guaranteeing the money and generally this is a buyer that has flexibility and tremendous confidence within their financial position. So when you see ‘cash offer’ it gives immediate confidence to the seller that the home will indeed close and the buyer is in good standing to be in first position to win the contract.
So if you’re in the market to buy a home, understand that you need to be ACCEPT and be PREPARED to make your strongest offer. The negotiation is somewhat removed from the today’s market because inventory is very low and competition is high, and that going over asking price is becoming the norm. So be ahead of the competition. Go in strong, go in with confidence!
The question to ask yourself is “what do I want to achieve and what do I want my lifestyle to be!”
