There are specific minimum height and clearance requirements for service drops to ensure safety, such as 18 feet above public roads, 12 feet above private driveways and 10 feet above a walkable surface. When the service drop reaches the house, it should connect to an assembly called a service head, also known as the service mast or masthead. Typically, a service head consists of a rigid steel conduit that runs up through the roof or along an exterior wall.

Slippage of the concrete roof tile was visible at multiple roof slopes on this home revealing wide open caps between the tiles exposing the underlayment’s. This was a result of inadequate amounts of foam adhesive used to secure the tiles. The roof covering was not installed by manufacturer’s specifications.

A melted main bus in an electrical panel is a serious issue I have found during a routine home inspection. Most often caused by overheating due to loose connections, overloads, or arc faults. This can lead to fire and requires immediate replacement from a qualified Electrician.

Fireplace masonry walls: Fireplace chase walls are pulling away from the house, it is evident that the settlements are ongoing.

Observed at the time of the inspection: Cracks that extended through the block wall containing displacements. There is a concrete slab that was poured on the side of the garage that had obvious settlements. This was visible where the concrete slab meets the exterior wall, the slab had dropped over one inch.
The open cracks I observed were large enough to warrant a consultation with a structural engineer to determine 1) Source that led to settlements. 2) How repairs can be made. 3) If warrantees will be offered.
Observed at the time of the re-inspection: Underpinning with helical piers at the front and side of the garage. Usually this is the first step taken. These were installed as a means of stabilization to mitigate the progression of the settlements.
