Homeowners, trust me when I tell you it is in your best interest to only hire qualified professionals for your projects. On a recent inspection, I found a structural truss that has been cut to facilitate the installation of a solar tube. This structural truss is now deflecting or “bending” down and out of plane with the other truss members. Needless to say this cut truss will likely lead to several necessary structural repairs.
Oh, and the potential buyer of this home, my client, is a structural engineer who clearly understands the ramifications of this type of alteration.… homeowners, we need to do better!

From my professional experience, the most common defects that generally hinder or prevent the sale of a home are:
Age and condition of roof. Insurance companies are sometimes unwilling to insure older or damaged roofs, so this defect generally comes into play with many real estate transactions.
Plumbing leaks, plumbing leaks, plumbing leaks. This might be the most common defect found in home inspections. The age of a water heater is another item that comes up frequently on home inspections, as insurance companies do not like to insure older or previously leaking tanks. Electrical deficiencies, cloth or aluminum wiring. These items will certainly cause “bumps in the road” when trying to insure a property.
