If you're holding off on buying because the rate isn't where you want it, I hear you. Here's the conversation I have with almost every first-time buyer right now.

The 30-year average is around 6.76% this month. That's not great news, and I won't pretend it is.

But here's what I'd want you to think through: the rate is one input, the price is the other. If you wait for the rate to drop, you're betting the price stays put while you wait, and it usually doesn't work out that clean. You can refinance a rate later. You can't refinance the price you agreed to.

And the rate in a headline isn't always the rate you get. Buy-downs, how the loan is structured, your lender, all of that moves your real payment more than the number in the news.

I'm not going to tell you what to do with your money, that's not my job. My job is making sure you're deciding with the full picture, not the headline alone.
