Brevard County Market Snapshot | April 2026
The Brevard County housing market continues to show a mixed but very telling trend as we move further into 2026.
Single Family Homes:
Closed sales declined 8.7% year-over-year, with 880 homes sold compared to 964 last April. New pending sales and new listings also slowed, signaling continued hesitation from both buyers and sellers. Interestingly, the median sales price held steady at $375,000 despite reduced activity.
Inventory tightened significantly, dropping to 3.7 months of supply compared to 4.6 months last year. This reduction in available inventory is helping stabilize pricing even as transaction volume softens.
One area worth watching closely is distressed inventory. Foreclosure/REO sales increased 57.1%, although overall volume remains relatively small.
Condos and Townhomes:
The condo and townhouse market showed stronger momentum in April. Closed sales increased 2.3%, while pending sales jumped 18.7%, suggesting growing buyer activity in this segment.
Median pricing remained essentially flat at $286,000, while inventory decreased from 8.8 months to 7.2 months of supply. This may indicate that buyers are looking for more affordable entry points into Brevard County real estate as affordability pressures continue.
