What happened in July with the Melissa housing market?

July was one of those months where the market was pretty balanced. It wasn't a strong buyer's market, and it wasn't a strong seller's market either.

We had 60 new homes come on the market in Melissa, giving buyers more options and a little more room to look around instead of feeling like they have to make a decision in five minutes.

Homes also took about 56 days to sell. That doesn't mean homes aren't selling. It just means that sellers may need a little more patience than they did a few years ago, and be thoughtful about pricing and marketing from the start.

The average home that sold in July went for $477,625, and 40 families officially got the keys to their next chapter. That's 40 buyers and sellers who made a move despite the headlines and all the "should I wait?" conversations.

Here's my favorite reminder: the market isn't good or bad. It's just different. And different doesn't have to be scary. The key is understanding how today's market works so you can make the best decision for your situation.

Splash Pad Notice

The splash pad at Melissa Lake Park is temporarily closed while repairs are being completed.

Staff is working to make the necessary repairs as quickly as possible so everyone can safely enjoy the splash pad again.

Parents: A friendly reminder that park equipment doesn't come with built-in babysitters. Please keep an eye on your kids and help them use the equipment as intended. A little guidance today means fewer repairs tomorrow and more playtime for everyone.

We appreciate your patience and understanding while this work is underway. We will share an update as soon as the splash pad reopens.
