This special condo closed today! 🔅 I’m thankful for the trust the sellers put in me to list their parents condo. Estate sales are a closing of a chapter. My job is to step in and make this sale as effortless and successful as I can. I’m happy to report that this condo sold for 123% of asking price. With 87 open house groups and 38 private showings in 6 days, my sellers were ultimately able to chose from 18 offers.

While marketing and strong offers are important, this transaction was truly a testament to what a full service agent can and should offer to clients. I’m proud I was able to manage all of the logistics of the actual sale and leave the sellers time to remember sweet family memories.

My client once said to me that they will forever drive by the building and see their mom and dad sitting at the table in there, and now I will too.

I’m here to tell you that the agent you work with matters. It MATTERS. It goes way beyond SOLD statistics. It goes way past follower count. It comes down to this. Relationships.

This key was in my hand today because of a relationship that I built the SECOND I started communicating with the listing agent on this home. After seeing the home and loving so much about it, I wrote a great offer for S+B and unfortunately then got the email that it was not accepted. This wasn’t a new phone call to make to these buyers but it doesn’t take out the sting. I thanked the agent and we sadly moved on.

One Monday almost two months later, I got a call. The first transaction had fallen apart the week before closing and the agent wanted to know if my buyers were still shopping. She said she knew I could get it closed. She loved that I answered the phone (she reached out to the three other offers and not one other agent got back to her in the time we newly presented an offer!)

Well guess what. WE DID IT. Brian O'Boyle at Five Star Home Inspections, my guys over at First Boston, a Division of Total Mortgage NMLS # 1889390 and Liz Perez Barletta - Real Estate Attorney at Ligris got us CLOSED! I got to see this listing agent today to drop off her lockbox and she thanked me profusely for an effortless transaction for her. Seller is happy. Buyers are happy. Co-broke agent is happy. My heart is full.

3 things you need to know:

1. Homes have significant amounts of equity which means if someone needs to sell, they will likely be coming out ahead.

2. Demand is at an all time high with the record low interest rates and low inventory levels.

3 - Housing supply is still extremely low which is creating a fast moving market. Homes aren't sitting around for long right now.

With that being said, foreclosures are not expected as an effect of the homes that went into forbearance last year which is great news for homeowners!

3. Practice makes Homeownership 🏦: Once you've determined how much money you need to have saved, it's time to start practicing! Start setting aside the same amount that your projected monthly mortgage payment would be (pay your rent and save the leftovers). That way you'll get used to having that expense in your budget.

The worst thing you can do as a seller in a hot market is to do it ALONE.

Before you head to the local hardware store for the "For Sale By Owner" sign, finish reading this post.

I know you're doing the math and figuring out how much selling your home on your own could potentially save you... but I wanted to shed some light on a few important things to consider before you decide to go that route.

🏡 If you're looking to the internet to determine what price to list your home at, you could be losing a lot of money.

Online home values aren't always entirely accurate which means basing your list price on that could leave a lot of money on the table.

🗒 Contracts and Negotiations can feel like a foreign language if you're not a real estate professional. Not understanding how to navigate these or have someone work in your best interest could result in sticky situations and money lost.

🙋‍♀️ Demand - when you're in a hot market, one of the greatest benefits to the seller is that they're typically in the driver's seat. When there are more buyers than listings for sale, your house can spark a bidding war when it hits the market. However, without an agent helping you prep your home for the market, price it strategically, market it with modern methods and really get it out there, you're missing out on that demand. You might have a buyer or two but that isn't going to drive the price up like it would if you had someone working for you.

My best advice of all is before you make the decision to do it alone, do some research and find an agent who has good reviews, comes highly recommended and who you can learn something about before reaching out. What does their experience look like? What are their clients saying? Then schedule a consultation with them to see how they can help you net the most money possible from your home sale.

1. The price of your future home is also increasing. ⬆️ Whether you're moving up or down, home prices are still on the rise in 2021. If you wait to sell your current home to net more money, the cost of the new home is also increasing which may decrease your purchasing power (something to think about)!

2. Interest rates are still at historic lows which can help offset the increase in home prices we're seeing. It's a great time to still take advantage of the low rates while you can if you're moving up or buying another property after you sell. 📈

3. You have equity to leverage and demand is still very strong. As more people continue to build, people feel more comfortable with putting their house on the market and prices continue to rise, the amount of inventory could possibly start to increase which may decrease that massive demand we're seeing now. If you want to take advantage while it's on the extreme high end, now is the time! Whatever you do, avoid the sell to rent! 🏡
