Just ran the Massachusetts triple-decker metrics for Q3! The trailing 12 months leading up to the end of September showed sale prices of 3-family properties increase by an average of 6% as compared to calendar year 2024. Rental rates in some corners of the market have been faltering while the majority continue to climb. Ok, this uninsured $90K to $390K hit to a North Attleboro family's finances isn't the first I've heard of it happening in MA, and demonstrates why the oil spill remediation insurance endorsement needs to start being included by default rather than only added by people who happen to even know that it's an option. Mine only costs $34.56 annually through USAA, so this is a no-brainer.

I just added "bug clients until they secure oil spill endorsement & reimburse them for 1st year's cost" as item #124 of my buyer client checklist.

Hey Massachusetts Real estate investors! (& potential investors)

After a few days of building Excel calculators for the job, I was finally able to compare 20+ MA cities to figure out which has the highest return on investment for an average triple decker. Springfield was the highest & Cambridge the lowest (as expected), but I was surprised to see how some cities traded places over the past 3-4 years. Take a look at the details here:

Just finished a deep dive into January's sale stats, and this was the first month in about 8 years that the data I analyze showed Metro Boston single-family prices decrease compared to the same month in a previous year. Single family prices were 7.6% lower than Jan 2022, and price per square foot was down 2.8%. Some towns I watch had higher prices than Jan 2022, but there seems to be an overall trend the other way with many homes sitting on the market for at least twice as long as they have during the past 2-3 years.

With that said, it’s an interesting time since buyers are still seeing bidding wars for some homes in towns like Wilmington and Burlington when sellers are reacting to the market and preparing/pricing their homes well. Check out the stats here:
