Many buyers are under the assumption that they must pay the highest price in order to win in a competing offer situation. I'm here to debunk that theory.
Here are additional strategies to help you come out on top in a bidding war!

TIMELINE: Some sellers appreciate a quick closing with a leaseback. This means the property closes within the agreed-upon timeline. However, with the leaseback, the seller remains in the home for an extended period, allowing them the additional time needed to move into their new home.

INSPECTION: A common reason that many offers end up at the bottom of the pile is the inspection contingency. Yet, as a homebuyer, it's important to have the answers you deserve. A way to offset this is to have a pre-offer inspection. This is when you have the inspection (with the seller's approval), prior to submitting the offer. The upside is that you get the answers you deserve to make empowered decisions BEFORE submitting your offer, therefore eliminating risk for the seller.

FINANCING: Sellers prefer minimal contingencies. If you are financing your purchase, you can work with your lender to have full underwriting done so the only requirements pending on your file are the appraisal and title work. In addition, speak with your lender to see if you qualify for an appraisal waiver or if adding an appraisal gap is an option. Your lender may be able to issue a commitment to lend upfront!
