OPEN SUNDAY, September 27, 1-3pm.
You've probably spotted this one before as you pass Galloway Golf Course. It's like a piece of New England dropped into Memphis with its shake siding, dormers, and Colonial Revival details. Come inside and see the interior is as charming as the exterior!

You can enjoy the best of both worlds in an elegant home with character PLUS a new roof, HVAC, and sewer line with this house in historic Red Acres. Gracious entry hall, hardwood floors down and up, sunny kitchen with gas cooking and double ovens, gas fireplace, and heated/cooled enclosed sun room. Great flow with formal living and dining rooms leading to kitchen and on to the den and sun room. Step out to the patio from the dining room or kitchen to enjoy the large landscaped and fenced yard. Beautifully maintained mature dogwoods and other trees. The potting shed would make a fun play house or hobby space. Gated drive to the carport plus a turn-around for easy guest parking. Fantastic natural light throughout. Don’t miss the walk-in
attic storage and bonus storage room (now used for gift wrapping). This home was once owned by booksellers as you can tell by the extensive built-in bookcases. Now you can fill this home with your own stories!

Don't hold a house's age against it, whether you think it's too old or too new. You have to give it a thorough interview first to see if it meets your needs.

The sellers of this young house have loved living with modern amenities in Historic Evergreen. No dank basement or sloping floors here! The kitchen and primary bath have been fully renovated with beautiful finishes like quartzite counters and Samsung appliances. Large rooms with roomy closets and a huge attic means plenty of space to spread out. The open great room with fireplace brings everyone together. An elegant butler’s pantry connects to the dining room for formal dinners. Or make that sunny dining space another sitting room! Downstairs primary suite and guest bedroom with full bath. The bonus room upstairs is now the TV/play space but could be anything you need—gym, office, craft/hobby room, etc. Two front porches and a covered patio offer lots of options for relaxing outdoors. The just-right-sized yard beyond the gated drive has room for burning off steam, but is easy to maintain. Low-traffic and convenient to Overton Park and Shell, Crosstown Concourse, Ecco, Metal Museum, and medical district.

The sixth annual memMOD home to coming up in just a few weeks! You can get your tickets at the link in my bio or aiamemphis.org/memmod. The third house is a collector's delight. Here's what the owners, Kyrstan and Jerry, have to say about it:
"Our home was built in 1952 as a traditional ranch-style house, and over the years, it has become so much more than a house to us—it has truly become home.

We have been part of the Colonial Acres neighborhood for many years. Before moving here, we lived on Kaye Road, where our home backed up to this property. That proximity introduced us to the previous owner, Louise Wallace, and over time, we became good friends. We also shared something special: a love for this house. We admired its architecture, its layout, its wonderful yard – an acre flanked by our beloved Cherry Bayou (also known as the ditch by neighborhood children), which is our little urban farm, and the character that came with its age.

When Louise reached a point where she could no longer manage the property on her own, she offered to sell it to us. There really wasn't much of a decision to make. We already loved the house, and we jumped at the opportunity to make it our own.

Jerry’s background as a carpenter and contractor, along with his degree in architecture, gave us the opportunity to restore the original character of the home while thoughtfully expanding it. Through two major additions, along with extensive cosmetic work, we were able to bring the house into the mid-century modern style we have always admired—while still respecting the spirit of the original 1952 ranch.

Today, the home is a reflection of the things we love: a little eclectic, a little unexpected, and filled with pieces that have meaning to us. We’ve blended mid-century modern influences with our favorite things to create a space that feels collected rather than created all at once.

Most of all, this house has a story—a story that began with Louise, continued with us, and is still evolving. What started as a home we admired from across the way has become our favorite place in the world: home."

The second house on this year's tour is a personal favorite because the owner is a friend of mine and I had the honor of helping her when she bought it. She knew it was "the one" right away and you'll understand when you see it on the tour.

4317 Haverhill Road, built in 1962. Where many front-gabled home have standard height ceilings inside and an attic in the gable, this home’s living/dining room makes full use of the gable with a soaring beamed ceiling and clerestory windows. We have seen many homes on the tour with generous windows at the back of the home, keeping the street-facade more private, but the unknown creator of this home opted for the reverse, putting an intimate paneled den at the rear and this light-filled space at the front, creating more interaction between the home and passersby.

I will be announcing this year's memMOD tour houses this week, and we are starting with the incredible home of my friends and neighbors at 4795 Fleetview Avenue, designed by architect James Lindy and built in 1971. It was later expanded with a two-story addition that includes a tree-top primary suite. The current occupants are the second owners. They invited archimania to renovate the kitchen and create better views of the central atrium. The renovation earned an AIA Tennessee Merit Award and an AIA Memphis Design Award of Citation. memMOD is October 10. Use the link in my bio to see all the tour houses and get tickets!

The purpose of memMOD is to celebrate modern (primarily 1945-1975) residential architecture and promote its preservation. Proceeds benefit the educational programs of AIA Memphis

At the time of writing, tickets are not yet on sale for memMOD, but by the time you read this, they should be. That time lag got me thinking about the homes we celebrate each year. They too took time to be built, though their construction was faster than the building methods that preceded them. They
