Ok, ok, that may be true, but let’s talk about what you should be looking for in a Realtor (and don’t worry, we check all the boxes).

✔️Someone with the Realtor designation. They belong to the National Association of Realtors and are held to a strict code of ethics.
✔️Someone who knows the market.

Why not, you ask? Well, whenever you sell your home, the buyer and their lender will order an appraisal to be done by a third-party appraiser. The lender cannot use a previous appraisal, so there is no need to pay for one.
