Let's talk home owner's insurance. 🏠 It's not something most homebuyers expect they need, but if you're financing you are going to need to buckle down and find a company to go with❗

First things first, why do you need homeowner's insurance❓ It's there for when your home get's damaged, personal items get stolen, or to protect you from liability. Your lender wants to make sure your home will be A-okay when disaster strikes, since they are lending you the money for the home.

Regardless, you can end up saving more than you would think when it comes time to repair your home. 😆

Trust me when I say, a talk with a lender will solve 99% of your problems if you're thinking of buying a home 🏠

Here's why... ⬇️

🌟 You'll get a realistic budget 💲 - Your lender will be able to tell you a home price range so that you're not seeing homes over your budget (let's try to stay away from any heartbreaks!)

🌟 You'll be taken more seriously - Most agents will want to work with you once you've been pre-approved, this allows you to submit offers on homes and also shows that you are a serious buyer

🌟 You'll build a relationship with your lender - Having a good lender is just as important as having a good Realtor, being in communication with them will allow for easy and on-time closing. Also getting your paperwork done beforehand will expedite the home buying process!

If it has a good resale value, then it sure will ❗

Here are some good indicators that you're home will fly off the market:

🔺 It's in a desirable location

🔺 It's near well-rated schools

🔺 Floor-plan can be appreciated by most buyers, whether they have kids, or are seniors

🔺 Curb appeal looks good, the outside matters!

🔺 It's not the most expensive home on the block

It's no surprise that staging sells, and it can be beneficial no matter the price of the home! ✨

A quick tip for those looking to stage their home themselves- try adding symmetry. People love having symmetry in everyday life as it gives them a sense of calmness and order. 😌

Adding it into your staging plan will create a design that many will love and will want to copy when they move in! My favorite hack for the bedroom is to add two of the same nightstands next to the bed and two of the same lights. 🏠
