This one hit different. 🏡

A first-time homebuyer now has keys to his very own place in Northwood Hills, and that never gets old for me. A solid brick ranch, a fireplace, a 2-car garage, and a lot big enough to actually breathe in, all his.

The sellers are up in Colorado doing great work for kids in their community there, and in that same spirit, we donated scholarships in their name to the Boys and Girls Club of the Hatchie River Region right here in West Tennessee. Because good people deserve to leave a good mark, even from a distance. 💛

Some clients leave a mark that has nothing to do with the square footage. 💛

This one did. Four acres of privacy in Cordova, a home with real character, and a seller whose generosity made this transaction feel like something bigger than a closing. In her honor, we donated four scholarships through the Boys and Girls Club of the Hatchie River Region so that kids in our community can keep learning, growing, and dreaming bigger.

She is off to Albuquerque now, and honestly, Albuquerque is lucky to have her. 🌵

The inspection report just arrived. Thirty pages. Fifty photos. Red arrows everywhere.

And the house you loved two days ago suddenly looks like it is falling apart.

Take a breath.

Home inspectors are supposed to find things. Even a perfectly solid house can produce a report that reads like a disaster. The length of the report does not tell you much. What is actually on those pages does.

I am not focused on the loose doorknob or the caulking. I am looking at safety concerns, structural issues, water intrusion, and anything that could get expensive. That is the list that matters.

If something big shows up, that is exactly why you had the inspection. Finding a problem does not automatically mean you found a deal breaker.

One thing buyers often miss: your contract has specific deadlines for inspections and repair requests. Missing one affects your options. That is why we move quickly.

The inspection is not there to convince you to buy the house. It is there to make sure you understand what you are buying before you do.
