Here’s the math lenders use to say YES ✅ or NO 🚫.

What most people don't tell you about certain special financing options, such as 100% loans is that the debt-to-income ratio is capped and cannot exceed a certain percentage like 43%.

In this example, the DTI couldnt exceed 43%

43% of a $5K monthly income ($60,000/yr salary) = $2,150 max in monthly debt. That includes your car, credit cards, AND your future mortgage. This is why we say "House Before Car". Don't allow your car payment to eat up your mortgage allowance.

Whew chile...😮‍💨

If Andy Byron just taught us anything, it’s this: cheating is embarrassing...but getting blindsided by hidden real estate terms might be worse.

Everyday, somebody is signing a contract without reading the small (and even big) print, only to find out later they agreed to:

📌 Non-refundable earnest money
📌 "As-is" purchase with no repairs
📌 Closing costs that they thought was the same as downpayment
📌 A temporary occupancy agreement that doesn't serve them
📌 HOA covenants and restrictions that don't align with them

Just like in relationships, in real estate you need TRANSPARENCY and someone who has YOUR back.

🎯𝟴 𝗛𝗼𝗺𝗲𝗯𝘂𝘆𝗶𝗻𝗴 𝗠𝘆𝘁𝗵𝘀 𝗧𝗵𝗮𝘁 𝗡𝗲𝗲𝗱 𝘁𝗼 𝗥𝗲𝘁𝗶𝗿𝗲 𝗜𝗺𝗺𝗲𝗱𝗶𝗮𝘁𝗲𝗹𝘆...(Yes, even the one your best friend and cousin swears is true.)

Let’s clear the air, shall we?💁🏽‍♀️

➡️1. “Find the house first, get pre-approved later.”
That’s like shopping without your wallet. Get pre-approved first—it shows sellers you're serious (and saves heartbreak).

➡️2. “The listing price is what I’ll pay.”
Maybe. But in today’s market, you could pay more (in the case of multiple offers)... or less. It's not a menu price—it’s a starting point.

➡️3. “Student loans = no home for me.”
No, no, and nope. Lenders care more about your monthly debt-to-income ratio than your total loan balance. You’re not doomed!

➡️4. “I need 20% down or I can’t buy.”
False. There are legit programs with 3%, 5%, even 0% down. The 20% myth needs a nap...for good.

➡️5. “My credit has to be perfect.”
Unless you’re planning to marry your credit score, perfection is optional. Many loans work with scores in the 580s.

➡️6. “New construction? I don’t need an agent.”
Builder reps are lovely—but they represent the builder. You still need someone watching YOUR back.

➡️7. “Once the offer’s accepted, that’s it.”
Not quite. Home inspections can bring surprises—and more negotiation power. Think of it as the sequel.

➡️8. “Zillow told me the value.”
Zestimates are like WebMD for homes. Good for curiosity—not so much for accuracy.
