Story time.
I met the sweetest couple this May through a Facebook group looking for a realtor in Mississippi. From the start, I knew this one would be challenging…not one, but two listings, two separate homes sitting on the same piece of land with shared wells and septic systems. Something I’d never handled before… and quickly learned not everyone knew how to handle either.
So I did what I always do. I made the calls, asked all the questions, and prepared myself and my sellers as much as humanly possible. Both sets of sellers did everything needed to move things forward. One of the homes required a little extra attention during inspections, but with teamwork on all sides, we worked through it smoothly and closed on time. Big thanks to ABC Plumbing & Septic Service for helping resolve septic inspection issues and keeping everything on track. Grateful for great local companies!
Then came the home of the sweet couple I initially met. They received a great offer in less than a week on the market. Honestly, it felt almost too easy at the time.
They were packed and ready to move to Texas to be closer to their daughter. We got the clear to close, had documents signed early so they could hit the road sooner, and they headed to Texas thinking everything was complete.
Until closing day.
That morning, we found out the lender would not approve the loan because the acreage was actually two parcels, not one. Cue the panic and then problem-solving mode. There was no way I was letting this deal fall apart like that.
I had to find a lender who could get this loan closed fast and I did just that. After discussing options with the buyer’s agent the buyers switched lenders, everyone stayed the course, and we got this deal closed before the New Year 🎉
Hands down, the toughest deal of my 7 years in real estate. I’m incredibly proud of myself for taking these listings on. I learned so much through this process and gained knowledge I’ll carry with me forever.
I knew this going in, but this deal truly proved it: having the right people in your corner matters. A solid closing attorney, a reliable lender, and an agent on the other side who works as a teammate not competition, make all the difference.
If I am your agent, I simple do not give up. I will fight day and night to get you to the closing table. I don’t wait on things to get figured out. I make the calls, ask the questions, and find the solution.
