Lifestyle expectations not matching your wallet?
You're not alone. A lot of people are discovering that their money goes further in Tennessee—but not all Tennessee suburbs are created equal.
You've heard the Nashville buzz, and for good reason. It's a great city. But if you're looking for the top-tier lifestyle, you're likely landing in Franklin or Brentwood.
And those suburbs come with a premium price tag.
Take a look at the numbers in the graphic (Current June 2026).
See what $565,000 gets you.
In Collierville you could have a 4–5 bedroom home with 0.3+ acres, a pool, a gourmet kitchen, and a bonus room . The median listing price is $592,500, so $565K puts you in a premium home with space and amenities.
In Franklin you're looking at a smaller condo or townhome . The median listing is $1.15M, so your budget covers about half the typical home.
In Brentwood $565K is the absolute floor of the market—you might find a condo, but not the property you'd get in Collierville . The median listing is $1.812M.
And yes, the schools are excellent in both places. Williamson County Schools are among the top in the state. But Collierville's schools—including Crosswind Elementary ( #10 in TN) and Collierville High ( #24 in TN)—are also top-tier. The difference isn't school quality. It's price.
Same state. Very different price tag.
