The May numbers are in for Dover & Roxbury, and each town tells a slightly different story.
Dover: Inventory continued to grow, with 19 active listings in May. That means buyers had more options to consider, while activity remained steady with 7 homes sold and a median sale price of $496,000.
Roxbury: The market stayed very active. 25 homes sold in May, the median sale price reached $665,000, and homes averaged 105% of asking price. In plain English: buyers may have more choices, but they’re still willing to compete for the homes that check the right boxes.
The takeaway? More listings are giving buyers some breathing room, but well-priced and well-presented homes are still getting strong attention.
For sellers, understanding your home’s value is only part of the picture. Understanding how it compares to the homes buyers are choosing is just as important.
