First cup of coffee down. Iβm firing up the GIS (Geographic Information System) maps and county property appraisers. Today, Iβm hunting for infill lots in fast-growing spots like Lee County and Marion County. Iβm looking for the sweet spot: dry land, clear title potential, and motivated owners.

On the phone with a seller out of state who inherited a couple of acres in Polk County 20 years ago and is tired of paying the property taxes. We agree on a win-win cash price. Next call? Chatting with a local title company to fast-track the due diligence.
βπ 1:30 PM | Field Work (The Florida Tax)
Heading out to inspect a 5-acre parcel near Ocala. Driving out here means checking the road access, looking for nearby power lines, andβbecause it's Floridaβmaking sure itβs not 90% wetlands. (Pro-tip: Always pack mud boots and bug spray. The mosquitoes do not care about your profit margins).

Back at the desk. We just closed on a beautiful, buildable 1/4 acre lot in Palm Coast yesterday, so it's time to get it listed. Iβm pushing it out to our buyers list, Facebook Marketplace, and land listing sites. By 4:30, the inbox is already buzzing with builders looking for inventory.
