Here are 5 costly mistakes to avoid:

1️⃣ Not Confirming How You’re Taking Title

The way you hold title affects: • Inheritance • Taxes • Divorce or liability situations • Probate

Whether it’s Sole Ownership, Joint Tenancy, Tenancy in Common, or Community Property, make sure you understand what you’re signing.

WHO: FinCEN (Financial Crimes Enforcement Network)

WHAT: is rolling out a new reporting requirement for certain residential real estate transactions

WHEN: beginning March 1, 2026

WHERE: www.fincen.gov

WHY: This is part of U.S. anti-money-laundering efforts to track who is actually buying property through entities and trusts.

You’ll need to report when these conditions are met:
✔️ The property is residential real estate (1–4 family homes, condos, co-ops, etc.)
✔️ It’s a non-financed transfer (all-cash or financed outside regular bank financing)
✔️ The buyer is a legal entity (LLC, corporation, partnership) or a trust
✔️ Buyer is not an individual buying in their personal name

***If all four are true, a Real Estate Report must be filed with FinCEN by your Title Agent.
