Sellers are thriving in this market, with many receiving multiple bids and even exceeding their asking prices.

Median home prices have climbed to $1.7 million, reflecting a 10.8% increase from last year. And with homes flying off the market in just 20 days, it’s a prime moment for sellers to take advantage of high demand and low supply.

The December housing market remained dynamic and competitive, with buyers actively searching for homes despite tight inventory levels. Median home prices rose by 3% compared to November, reflecting strong demand as we closed out the year.

Homes are selling quickly, with many properties receiving multiple offers and going off the market in record time—averaging just 21 days. While the number of available listings remains low, the limited supply is fueling a sense of urgency among buyers eager to secure their next home.

For sellers, the current momentum offers a prime opportunity to list and achieve strong results in a market eager for well-priced, move-in-ready properties. For buyers, staying prepared and decisive can make all the difference in this competitive environment. Working with an agent who has access to off-market properties (of which there are at least 8 in Menlo Park) couldn’t be more critical!

The median sales price for single-family homes jumped 11.9% year-over-year to $1,925,000, while the average sales price surged 15.7% to $2,341,850. Demand is soaring—home sales are up 27.9%, pending sales rose 23.3%, and 530 homes are currently in escrow.

Homes are selling faster than ever, averaging just 22 days on the market, but inventory continues to tighten—down 18.2% compared to last year, with only 401 homes available as of December 5th.

Last month, the market saw a steady demand for these dream homes, with inventory slightly tightening but prices holding firm—a sign of the area's enduring allure.

San Mateo County’s year-over-year trends show a 53.4% jump in single-family home sales, with median prices up 9.2% to $2.1M, even as average prices dipped 9.6%. Inventory remains tight, down 11.4% from last year, with just 406 homes on the market.

With the holidays around the corner, we could see activity slow as buyers and sellers shift focus—potentially easing some competition. But with homes still moving in 24 days on average, motivated buyers may want to act quickly before the seasonal lull.
