Before you fall in love with a house, read the disclosures. 📋

It's the least glamorous part of buying a home, and the most important. Here's what to actually slow down on:

🔎 Natural Hazard Disclosure — flood, fire, and fault zones
🔎 Seller's TDS — what's been repaired, replaced, or is still an issue
🔎 Permit history — additions or remodels done without one
🔎 Full pest + inspection reports — not just the summary page

A messy disclosure packet on a great house doesn't mean walk away. It usually just means negotiate, not panic. 🏡
