Just sold in Santa Clara with !! 🏡 📝 🤝

When we listed this home last month, we had originally planned on hosting two weekends of open houses… with all the rain we had and the holidays that were taking place the first week, we were anticipating the market to move a little slower.

But we ended up receiving a very strong pre-emptive offer, so we took it and ran! The offer exceeded our clients’ expectations, and ours too!

These fri-ents are extra special to us - we have now done 5 transactions with them in the past 11 years!! They are some of the kindest people I’ve ever met, and I’m beyond grateful for their trust and for the relationship we’ve built over the years.

When I started writing this year’s market report & commentary, I felt less enthusiastic than I normally do. With new years come new beginnings, which I always find refreshing and exciting. But with the world the way it is, it was hard to get excited to write this year’s piece.

In 2025, we experienced a year of chaos and uncertainty. Between the tragedies, tariffs, and the other T word, it has been a tough time for most US residents.

Our real estate market is impacted because of external factors like these, and it was a varied year for Silicon Valley home buyers and sellers. While the single-family home market stayed strong, we saw the demand for condos & townhomes soften substantially.

Between interest rates hovering around 6% throughout the year, combined with rising HOA fees (partially due to the increasing cost of insurance), condos and townhomes aren’t as affordable as they used to be. Not to mention - most condo/townhome sellers usually upgrade to single-family homes... but SFH prices have continued to increase while CO/TH prices have softened, making it even harder for people to move up.

That being said, it was a hard year for condo/townhome sellers, and for buyers competing in the single-family home market with median prices exceeding $2M. Condo/townhome buyers and single-family home sellers had the most advantages in 2025.

In the report, I share stats for the number of closed sales, days on market, sales to list price ratio, and median home prices over the past 5 years for Santa Clara and San Mateo Counties. In this year’s commentary, I also share a personal & professional pivot that I’ll be making later this year, so read below for the details!

This year’s client appreciation party was a success! Since and I think that our clients are the « apples of our eyes », we had an Apple themed party with a caramel apple making station and Apple pie giveaways. 🍎 🥧

It was so fun seeing the kids decorate the apples, and I think they had even more fun playing with the balloons and streamers at the end lol. won our market stats game and went home with a delicious apple pie from in San Jose!

Our clients are the « core » of our business, and we wouldn’t be anywhere without them. Thank you to everyone who attended the party & also for buying and selling houses with us 😉
