So, you found “the one,” and now you’re in the inspection phase of the home-buying process (if you were lucky enough to have this contingency included).

If you were, don’t panic when the report comes back with a long list of items. Even brand-new homes will have a list of repairs, maintenance recommendations, and minor issues noted. No home is perfect.

The goal of the inspection isn’t to scare you. It’s to help you better understand the home you’re buying.

Keep in mind that most items are fixable and not everything needs fixing right away. Focus first on repairs that affect safety, structure, or could become expensive later. Then make a plan for the rest over time.

Sometimes the inspection helps confirm the home is right for you, and sometimes it helps you avoid a costly mistake. Both are wins, and only you can decide what's right for you.

The more informed you are, the more confident you can feel in your decision.

At my open house, I witnessed two widows connect over their shared experience of losing their husbands, downsizing, and trying to figure out what “moving forward” looks like.

Behind every home search is usually a bigger life story: a new beginning, a major transition, a growing family, an empty nest, or a fresh chapter people never expected to be starting.

That's the part of real estate that stays with me. It's rarely just about the house itself; it's about what “home” means in different seasons of life.

It's August, my birthday month! This year I am turning my birthday into something bigger than myself. That is why I am personally fundraising through this 𝗣𝗶𝗰𝗸-𝗮-𝗗𝗮𝘁𝗲 𝗖𝗮𝗹𝗲𝗻𝗱𝗮𝗿 𝗙𝘂𝗻𝗱𝗿𝗮𝗶𝘀𝗲𝗿 for 𝗛𝗔𝗪𝗔'𝘀 𝟭𝟬𝟬 𝗗𝗮𝘆𝘀 𝘁𝗼 𝗦𝘁𝗿𝗲𝗻𝗴𝘁𝗵𝗲𝗻 𝗦𝗮𝗳𝗲𝘁𝘆, 𝗛𝗲𝗮𝗹𝗶𝗻𝗴, 𝗮𝗻𝗱 𝗛𝗼𝗽𝗲 campaign.

𝘾𝙡𝙤𝙨𝙚𝙙 𝙖𝙣𝙙 𝙛𝙪𝙣𝙙𝙚𝙙 ✌️

This sweet family came as a referral from fellow AREAA lender member Jun Gnay with Wells Fargo in Minnesota. Jun and I met last fall at the Convention in Santa Monica, stayed connected, and reconnected earlier in D.C. at the AREAA Housing Policy Summit. A great reminder that you never know where one genuine connection may lead.

The buyers were looking to relocate to the Milwaukee area, and they had a very specific search radius in mind and did not want to compromise. Not a bad start to the first half of the year - I'll take it. A lot of people think real estate is so easy, but it's not.

Buying is exciting, but it's also stressful, emotional, and one of the biggest financial decisions of your life. Selling can be just as heavy, sometimes heavier, especially when a home holds a lifetime of memories.

What most people don't see are the late nights, early mornings, middle-of-the-night thoughts about negotiations, the constant running around, and the quiet problem-solving happening behind the scenes, all so your experience feels as smooth and supported as possible.
