I got to see the most amazing package unit today. It was a Heil gas fired heat pump from the late 90s. Anybody see anything strange in this picture? The best part is I had a chat with my old friend Dale Taylor about it. He was a Heil dealer back then , but we never installed this model.

BTW - I can’t express enough how important it is to hire licensed HVAC contractors.

Need extra storage space? Some people like to use the space above the garage. When the space is constructed with the right rafter design, this can be a good option. If opening up the space requires cutting the web out of the trusses don’t do it! We referred our client out to a structural engineer for guidance as to how to fix the problem. I am glad we could identify this problem for him, so he could get quotes and plan for proper repairs during the due diligence period.

This is something I figured I would see one day. I’ll have to admit it made me laugh. Many homes are grounded using a metal water pipe. As a conductor the pipe serves as a ground (alternative path for electricity). In this house the piping has been replaced with PEX material, which is not metal or a good conductor. The solution to the plumbing problem in the home, resulted in the creation of an electrical safety hazard. It’s important to hire competent people with appropriate licenses to conduct trade work. If you have a question about work that has been done in your home, call an inspector.

Termites and wood rot - Sometimes a client has a gut reaction to a home based off of their own observations. Let me be the first to say that if you think a problem exists you are probably right!

The current housing market is so hot, buyers are willing to make compromises to close a deal. Most problems can be solved with proper solutions.

Every once in awhile, I get to see a property that is really special. Although I have had the opportunity to view many homes in the area, this will likely be the best one ever!

Best day ever! I had the opportunity yesterday to inspect a bunker. It was better than I could have imagined. It had all kinds of tech: power generation & storage, water filtration, air filtration, CB radio, etc.

There was sleeping space for 20 and an emergency event capacity of 60. It was like being in a modern submarine. The cabinetry and finishing were very high quality!

So an awesome opportunity! I know where I want to be during the next natural disaster👍

This weekend I had the opportunity to inspect a home in our local mountains that was built in 1945. It had been remodeled through the years and showed nicely!

Unfortunately, when the crawl space was inspected, we learned the primary support beam was supported by logs (piers) on top of boulders and loose rock. The perimeter foundation was a combination of stacked rock & mortar with some areas being constructed of poured concrete.

The perimeter foundation was failing and there were significant sags in the perimeter wall. While it may still be there in another 75 years, it is very likely major work will be required to secure the structure properly to the ground.

I’m glad I had the opportunity to view this home and speak to the buyer about her options. The home has so much potential! I hope To go back one day to see it on a proper foundation.
