If your home is in or around Geauga, Lake, Ashtabula, eastern Cuyahoga, Portage, Trumbull, Medina or Summit County, now is the time to get your home winter-ready.

Fall in Northeast Ohio is beautiful for about ten minutes, and then it’s just winter with leaves still on the ground. If you live anywhere along the Snow Belt, you already know this. The rest of the state gets a nice slow transition. We get lake effect in October.

I’ve lived here my whole life. Every year I watch people scramble after the first real snow, and every year it’s the same stuff: frozen pipes, gutters full of leaves turning into ice dams, a furnace that hasn’t run since April deciding it doesn’t want to anymore.

This isn’t complicated. It’s an afternoon. Walk around your house, work through the checklist, and handle it now while it’s 55 and sunny instead of 19 and sideways.

Save this one. Send it to someone who just bought their first house out here. They’ll thank you in December.

The busy season wasn’t quite done with us yet. While everyone else was firing up the grill this Labor Day weekend, we were busy closing out one of our most active Augusts in years — and welcoming a wave of new September listings.

We’re grateful to the families who trusted us with these moves, especially with so much uncertainty in the national headlines right now. The truth is, even the experts can’t agree on where the market is headed this fall. Rates are up, but so is inventory. Some buyers are taking a breath, but others are racing to get in before the holidays. It’s a mixed bag, and the signals aren’t the same from one town to the next.

I get it. You can look up just about anything online before you ever talk to a person. Square footage, tax records, what the neighbor sold for. It’s all right there.

But here’s what a screen can’t do. It can’t walk into a house and notice the water stain on the basement ceiling. It can’t tell you the furnace is 22 years old or that the grading in the backyard is going to be a problem in March. It can’t feel a soft spot in the floor or hear the HVAC struggling on a 90 degree day.

That’s the part people forget. The data gets you interested. The expertise keeps you protected.

We’ve been doing this for years between our team, and I still learn something new walking through a house every single week. That’s the part I love about this job, and it’s the part no app is going to replace.
