You know how at school or in a new job they always make you do "ice breakers". It's miserable right? I have my go to "I was born on Christmas Day" which is usually followed with "omg that must suck". BUT

Here are 3 more thing about me that you probably don't know yet:

1. I've had the same best friend for 30 years (shout out to Brenna Buckner for sticking around!)
2. I love to travel and Kenya will always be one of my favorite places in the world.
3. My dad is an accountant and therefore a spreadsheet for financial goals makes me extremely happy. (doing my taxes.. not so much)

Everyone is entitled to their own opinion, but your agent's opinion is useless to you.

Hear me out...as a real estate agent, my job is to best represent YOU. The whole transaction is about you and your best interest.

If you know me, you know I am analytical and thrive on data (aka I'm an excel nerd πŸ€“).

This is why I don't share my opinions with my clients. Instead, I share facts based on our current market.

For instance, I may tell you that before you list your home, it would be best to paint your kitchen or pre-pack your collection of dog figurines.

It's not because I think your kitchen is ugly or because I don't like dogs (quite the opposite, really!) It's because I know that buyers see certain paint colors as an obstacle that keeps them from picturing themselves living in your home. It's because I know that pre-packing items that are smaller than a softball make your home appear bigger and more move-in ready.

When I give you your home valuation, it's not the top dollar amount I'd be willing to pay for it...it's a number that I've come to after analyzing comparable homes in the market and what their homes have recently sold for.

Every client I work with gets the same list of things to do to prepare for listing because I know that my personal opinion of your home is not helpful. With me, you get the facts so that you can make real estate decisions with confidence.

Whether or not you're a basketball fan, you've probably realized by now there are lots of big games coming up!

πŸ€March Madness is coming so every sports channel is talking all about the top contenders and the best matchups coming up. There's so much buzz and excitement as the playoffs begin, but the truth is none of it would be possible if the coaches and players hadn't spent the last year preparing behind the scenes.

The same is true when selling your home. Sure, finally seeing your listing go live and having a flurry of showings is awesome, but you don't get there without first doing some prep work.

There are three big things to work on when preparing your listing, but I'm only talking about 2 today. (You'll have to wait until tomorrow for number 3!)

⬅️First, swipe through the carousel...you'll see a pyramid showing what it looks like to price it slightly above the market value vs right at the market value or slightly below.

The higher you go, the smaller the pool of interested buyers becomes because you're not going to reach as many...which means you're decreasing the amount of demand that can ultimately drive that price up with competitive offers. Pricing correctly from the beginning is SO IMPORTANT!

Y'all this one was a fun one! and I bonded 5 years ago over glitter beer. These days we are both drinking more sparkling water than sparkly beer (the 30s hit us hard! haha).

Last summer I saw a post about a florist shop for sale and sent it to Sam. Fun fact: she's an amazing wedding florist! At the time she told me she was moving to Florida. Then by fall she messaged me saying "just kidding! help me find a house".
Sam knew exactly what she wanted so it didn't take us long to find the right place. It was not an easy transaction by any means but Sam handled it like a pro.
I can't wait for her to fill this house with so much foster animal love! Congrats, Sam! Thank you so much for trusting me all along the way.

I often share my clients home buying and selling experiences but I don't think I've ever shared my full story! Hang on tight because 3 homes later it's a long one.

In 2017 I bought a condo as a single female - I let Cody move in with me but he had to pay rent haha! This is the home we came home to after getting engaged in Lake Park. The first home renovation project we tackled together (peep that beautiful kitchen in photo 2!), and the place I started my real estate career. This condo holds a really special place in my heart - the building was amazing and filled with so many amazing humans. I'm still friends with many of them even though we've mostly moved on to new places now.

In 2019 Cody and I were getting married and starting to outgrow our condo. We loved our neighborhood though and didn't want to move too far. We found a really cute bungalow near UWM. I mean look at those window boxes! Of course I was in love. This home I actually cried leaving when we moved out. We practiced our first dance in the living room, brought our daughter home from the hospital here, and made incredible friends with our neighbors. We also spent so much time together here because of the pandemic and lock down orders. It was really bittersweet leaving this home and I often drive by when I'm in the area (sorry new owners, I'm a little creepy haha).

In 2021 we were at a point where we knew we'd either have to make huge renovations or buy a new home to get what we really needed out of a home. We spent a lot of time in Grafton already (hello Costco!) and knew we loved that area. We started looking and found a new construction neighborhood. We decided to take the leap and we are so thankful we did. We've watched Millie take her first steps here, we've gone sledding in our backyard, and we have the most incredible neighbors.

We've grown from a small condo, to bungalow, to a family home by making smart investments, making thoughtful upgrades to increase equity, and listening to our gut when it comes to our needs as a family.

Homes always have a story and I love being part of that story for my clients.

In order to give your home a successful year, here are the home maintenance tasks you should be tackling the first month of the year!

πŸŽ„ Store Christmas decor in labeled bins (I like to use clear to keep it easy to find in the storage room) β€οΈπŸ’š

πŸš‚ Refresh play spaces (grab a few stylish storage bins from Target to clean up the kid toys!). Now is also a great time to donate toys they don't play with anymore!

πŸ”‹ Replace smoke alarm batteries and test to make sure they're all functional

🧼 Clean out the fridge and wipe down shelves🚿 Replace shower curtain liners

🧽 Wipe down fan blades

πŸ›€ Wash duvet covers and sheets
