Move-in, move-out coordination – We work with rental customers to ensure a smooth transition. We take a comprehensive set of pictures to verify the property’s condition and provide a detailed written report. Enforcement of lease terms – River Drive Property Management will ensure that rental customers are in compliance with the terms of the lease including pet policies, parking restrictions, or other clauses. Scheduled property inspections – The only way to monitor the condition of a property is to physically visit it regularly. We schedule visits to all of our properties keeping us on top of any potential concerns. Customer public relations – We work hard to develop good will among our rental customers and believe that satisfied customers, are great, long-term customers. Our office is open 7 days & our phones are answered by a live person, 24 hours a day. Our dedication to outstanding service is exemplary in the industry. Funds collection & distribution – Timely rent collection is a priority in property management. We utilize electronic fund transfers to collect rents from customers and to move funds to our owners by the 15th of every month. Financial reporting – Detailed monthly reports are available on owners’ portals through our cloud based management program. Annual consolidated statements are also provided for tax purposes. Compliance with laws – As a professional property management firm, it is our job to stay up-to-date on the latest laws and regulations regarding rentals, and we will ensure that your asset complies. Real Estate Transactions – The only real estate transactions we coordinate is for our management clients. As your needs change over time so might your portfolio should you decide to sell an investment property or add one, we are here to provide you with full service, every step of the way.
