This jump, like all of them, was oh so fun!I’ve had the privilege of working with a bunch of first time buyers this year and it’s been, in a word…Awesome! Britt and Steph connected with me through another first time buyer client of mine but we weren’t ready to work with each other right away. They interviewed me for over 2 hours and asked every question imaginable. I wasn’t sure they wanted to work with me at the end of the interview. Two days later they signed a buyer’s brokerage services agreement with me and two months later they closed on their new house. Steph and Britt were prepared. They knew the areas where they would consider buying and had a whole spreadsheet for the homes in contention. One of the coolest things is they nicknamed every house and that made it fun. Ultimately they decided on “Forest House” a sweet home on Squak Mountain. They asked lots of questions along the way…learned how to tell the age of a water heater, identify roof issues, smell a crawl space and realized that “water is the root of all evil” for homeowners in the PNW. I am stoked for Steph and Britt. They did the work, enjoyed the process and now have officially JUMPED into home ownership!! Anything is possible!!

Seattle pricing has dipped a VERY slight amount(1%) despite a massive increase in inventory(40%) which describes the market change Seattle is seeing as normalizing. Well priced homes are selling fast, and buyers are still showing up, and, despite a little slowing, Seattle is still in a sellers market.

The eastside is sitting on around 4 months of active inventory, jumping into a true balanced market. This is pretty much the first time we've seen this since 2012 when the housing market had finally climbed its way out of the great recession. BUT, The market hasn't stopped. The competitive balance has changed. Buyers are able to be pickier, and with that pricing increases have slowed compared to the frenetic pace they had been growing at (tripling values since 2012).

New listings hit a record high of 3,452 last quarter (or at least the 6 year high) and it appears that home shoppers were excited by the new inventory! 1,528 sales posted in Q2 of 2026. Even with this great news we are still living in a “feast or famine” era. With 3.7 months of Eastside inventory, again the highest we’ve seen in more than 6 years, it’s encouraging to see that 22% of homes sold with multiple offers. This lends statistical proof to what your agent has always told you: well prepared, strategically priced, “good” homes will be exciting in any market.

New listings hit a record high of 3,427 last quarter (or at least the 6 year high) up 0.4% YOY and sales tracked very closely behind, down just 0.6% from 2,027 in Q2 2025 to 2,014 in Q2 2026. Median home prices responded by ticking down the tiniest bit, 2% or $20,000, encouraging despite the loss.
