This fall, several new restaurants are coming to neighborhoods across the city, including Ballard, Beacon Hill, Capitol Hill, Queen Anne, Wallingford and Belltown.

Mortgage rates are back above 7%, but there’s more to today’s housing market than the rate alone.

As rates rise, the balance between new listings and pending sales is an important trend to watch. In Seattle, there are currently more homes coming onto the market than there were this time last year, while pending sales have not kept pace with that increase in inventory.

That shift can create more options for buyers and means sellers may need to be thoughtful about pricing and positioning their homes in a market with more competition.

This estate had a view that couldn't be beat and closed in late September after receiving three offers, ultimately selling for $51,000 over asking price.

Estate sales can come with a unique set of considerations, from preparing the property for market to navigating the sale on behalf of an estate. Cash has long been one of the biggest advantages a buyer could have. But as the market has shifted, financing is becoming a much more competitive option.

It’s a useful distinction for buyers to keep in mind. While a strong offer isn’t always about the cash, understanding the seller, the property and the competition, then structuring the offer accordingly will always pay off.

Cash buyers are a diminishing share of the overall housing market, as more supply and weaker prices give all buyers more purchasing power.

There’s nothing better than getting everyone together outside of the usual buying and selling process!

Great to see the 33 clients who came out for a night of client appreciation at a Mariners game last week! It was a fun chance to catch up and enjoy a fall evening in Seattle.

The Mariners may not have had the outcome we were hoping for, but the opportunity to spend time with so many familiar faces, past and present, made it a night to remember! Thank you to everyone who joined us and continues to put their trust in me — and to my niece, Katie Rock, for these photos!
