Let's look at a 500k home as our price point for today:

For the past few years, interior design trends have largely stayed the same. This year? The talented crew at Studio McGee predicts some bold shifts in the design world.

Swipe for a few that may catch your eye this year:

1) Country club aesthetic: A style that wraps your rooms in the tranquility of whites, creams, and playful greens — just like the country club golf course.

2) Natural and luxe pairings: This trend is all about merging natural elements like plaster and stone with modern, sleek finishes like glass and straight lines.

Attention. If you’re planning to build a home, you’re gonna want to save this post for later!

Here’s the thing: Building a new home is exciting, but it’s also time-consuming and stressful (to put it mildly). That’s why I want to share 4 mistakes I see homeowners make when building that could be 100% avoided with a little planning and guidance on the front end:

→ Not setting a realistic budget: Building a new home can quickly become expensive if you don't set a realistic budget from the start. You must consider all the expenses, from permits to finishes, and plan accordingly.

→ Skipping the planning phase: It's important to take the time to plan out every detail of your new home, from the layout to the finishes. Rushing through this phase can result in costly mistakes and regrets down the line.

→ Choosing the wrong builder: Choosing the right builder is crucial when building a new home. The average on a 30-year fixed mortgage rate decreased for the 5th straight week in a row! 🥳

Freddie Mac's 30 year fixed-rate mortgage dipped down to 6.27%. With the help of sellers kicking in a little cash at closing most of my buyers are in the 4% to 5% range. Still definitely a reasonable, if not outstanding, interest rate!

My advice to buyers with rates falling and rising like a roller coaster?! Find a loan officer you love and have them watch rates for you. When they fall, they can often do a 60 day lock, giving us plenty of time to find you a fantastic home. Don't have a local loan officer you love? No problem. I work with some of the very best. I'm happy to send you over some referrals.

The truth: Investing can seem like a daunting task, but with the right knowledge and a good plan, real estate investing can be a wise investment.

⭕️Slide 2: You hate feeling out of control.

The truth: It's normal to feel uncertain, especially if you're new to the real estate industry. And while you can’t control all the things (prices, interest rates, etc.), you can educate yourself and make solid decisions based on reason and facts.

⭕️Slide 3: You’ve had negative past experiences.

The truth: It's easy to let negative experiences sway your judgment, but every investment is unique. Keep an open mind, do your research, and don’t let the past dictate what could be a very profitable future.

⭕️Slide 4: You’re way overthinking it.

The truth: Overthinking can sometimes result in missed opportunities. Don't let analysis paralysis or the fear of the unknown hold you back from stepping out.

⭕️Slide 5: You think you have too many obligations already.

The truth: There are ways to invest in real estate that don't require a lot of hands-on involvement. When you’re a landlord, you can be as involved (or uninvolved) as you want.

This is your reminder that you *DON'T* have to jump on board with every home design trend you see — especially if you don’t love it.

Way more important than what’s trending is that your home reflects your style AND lifestyle. (And let’s be honest, who has the time or the budget to change things up every time a trend comes along?)

That said, there are a few styles I’m loving this spring in homes and on store shelves. Here are a few that caught my eye that would be easy-peasy to fold into your home if the mood strikes:

1) Curves everywhere - Think rounded furniture, wall decor, lighting, and other curved home accents. Rounded walls and archways are also making a comeback in new construction.

2) Imagine your grandmother living at the beach, and you get the “Coastal Grandmother” vibe. Vintage textiles, natural materials, and a touch of whimsy add a cozy and inviting feel, just like Grandma’s.

3) Anything and everything from nature, only inside. Known as “biophilic design,” this trend maximizes sunlight and brings in plants, natural fibers, and images of animals and nature.

4) Bold paint colors: Boring neutrals are out, and color is in, showing up all over the place, from entire rooms to statement walls and accents.

5) Handmade elements: Ceramics, pottery, and macrame are hot right now in home design, bringing a personal touch to any space and celebrating the beauty of craftsmanship.

Have you struggled to keep up with the flood of home design trends? My advice? Pick one you love, and give it a try. You don’t have to go all out or break the bank to keep your home fresh, updated, and perfectly you.

5 Things Banks Won't Always Tell You about Mortgages

Buyers, please. Can you spare a second? I need you to hear me on this. You need to hear me on this.

I talk to buyers all the time after they’ve locked in a mortgage with a bank. When they share the details of their loan, I sigh - I know they could have gotten a better rate or terms or loan if they only knew the questions to ask and places to look. And now it’s too late (at least this time around).

As an agent, I don’t know what else to do other than talk to buyers wherever I go and put accurate info out there with the hope it reaches as many people as possible. So here’s me doing that.

You see, the mortgage process can be a bit like navigating a maze. But you can make the right moves and come out at the end with the right loan, the right rate, and the right terms for you.

But you’ve got to go in knowing a few things, including these five (that the banks won't always tell you):

• Shopping around for a loan can save you money by helping you find the best interest rate and terms for your specific financial situation.

• Credit score isn't the only factor that determines your interest rate - income, employment history, and down payment also play a role.

• Pre-approval isn't a guarantee. The rate quoted during the pre-approval process may not be the final rate offered.

• Alternative lenders exist. Credit unions or online lenders also offer competitive rates and flexible terms.

• The true cost of your loan. Adjustable-rate mortgages or interest-only loans can result in higher costs over time. Before you sign, make sure you understand your loan and how it works.

Buyers, I don't want you to be stuck in a loan for 5, 15, or 30 years that isn't right for you. You deserve more when buying a home, so keep asking and keep pushing until you feel confident in your mortgage (and the people helping you along the way).
