Treasure Valley & Beyond: October Market Snapshot

Here’s how Southwest Idaho’s housing markets are trending as we head deeper into fall.

Every market in this group is still in seller’s territory, though most have cooled from earlier in the year. Boise stands out as the only strong seller’s market, with a median list price of $629,950 and inventory down to 402 homes.

Eagle remains the priciest at $924,999, followed by Garden City at $775,000 and Star at $682,000. Meridian sits at $600,000, with Middleton at $567,500, Kuna at $504,990, and Nampa at $490,917. Caldwell ($450,000) and Mountain Home ($403,990) offer the most affordable entry points.

Inventory is up in Meridian, Nampa, Kuna, and Mountain Home, which means more options for buyers this fall. Garden City is the one to watch, with prices trending lower and homes averaging 150 days on market.

Thinking about buying or selling? Every neighborhood is different, so let’s talk about what’s happening in yours.

There’s a moment every fall when you pull into your neighborhood at the end of a long day and one house just stops you. Warm glow on the porch. A pile of pumpkins by the steps. Rust-colored mums in a big pot by the door. It looks like it came straight out of a c***r commercial. Here’s the good news: that house is not that hard to pull off. Whether you’re staying put for years or getting ready to list, a little fall curb appeal goes a long way, and most of it costs less than a night out. Let’s get your front yard ready for its close-up.

Ask a local for their favorite season and a surprising number will say fall. The crowds thin out, the air gets crisp, the hillsides turn gold, and somewhere, someone is always frying up something with cinnamon on it. The catch? Fall is short. Blink, and the leaves are on the ground and the first snow is dusting the peaks. So here’s your game plan: ten ways to make the most of the season before it slips away.

Idaho's September Market Snapshot

Here's a look at how Idaho's housing markets are trending as we move into fall.

Most markets across the state remain in seller's territory, though conditions have cooled compared to a few months ago. Boise continues to lead with a strong seller's market and a median list price of $639,250. Eagle and Coeur d'Alene remain the priciest markets in the mix, with median list prices near $949,000 and $899,000. On the more affordable end, Lewiston, Mountain Home, and Nampa are seeing median list prices in the $400,000s, giving buyers a bit more breathing room.

Grangeville stands out as the one market currently tilted toward buyers, while the rest of the state holds a slight to strong seller's advantage. Inventory has been ticking up in several markets, including Meridian, Nampa, and Idaho Falls, which could mean more options for buyers heading into the fall season.

Whether you're buying or selling, local conditions vary block by block. Reach out and let's talk about what's happening in your specific market.
