If you've ever spent an evening scrolling Zillow looking at homes for sale in Boise, Meridian, Eagle or anywhere in the Treasure Valley, you KNOW. 😂

Real estate listing descriptions are practically their own language.

"Cozy" could mean charming... or it could mean your sectional isn't making the move.

"Bring your vision" might mean a fun renovation opportunity... or a very expensive trip to Home Depot.

And "minutes from everything"? Well, we're going to need some clarification on that one.

All jokes aside, there's a lot that listing descriptions (and photos!) don't tell you. That's why I always encourage buyers to look beyond the marketing and understand what they're actually buying.

But first, I need to know...

The photos, the square footage, the kitchen that makes you immediately start planning Thanksgiving dinner...

That's the FUN part. 😂

But there's a whole other side to buying a home that doesn't show up on Zillow or the MLS.

And THAT is where I spend a whole lot of my time.

I'm calling agents to get information that isn't in the listing. Asking the questions that might feel uncomfortable but absolutely need to be asked. Looking for potential red flags before you fall head over heels for a house.

I'm helping you figure out what a home is actually worth, what we might be able to negotiate, and whether the terms of an offer make sense for YOUR situation.

And when something unexpected pops up? Because, hello, it's real estate. 😂

I'm helping you figure out the next move, connecting you with the right people, and working through the problem instead of just handing it to you.

Nearly two decades in this business has taught me that a good Realtor doesn't just know how to write an offer.

PENDING in Nampa! 🏡❤️

Tuberose officially found its buyer!

And if you’ve been following this one for a while, you know there was a LOT to love. The natural quartzite countertops, custom cabinetry, coffee bar, floor-to-ceiling built-ins, spa-like primary suite, 3-car garage... definitely not your average builder-basic home. 😍

But getting to PENDING isn’t always about putting a home on the market and immediately watching the offers roll in.

Sometimes it takes patience.
Sometimes we adjust.
Sometimes we keep showing up and marketing the heck out of it until the right buyer walks through the door.

And that’s exactly why this one feels SO good.

I’m incredibly happy for my sellers and grateful they trusted me to keep working, strategizing, and getting eyes on their home until we found the right fit.

Now we’re one big step closer to the closing table! 🔑❤️

TEN months in the making... and today they officially get the keys! 🔑🏡

This closing feels especially sweet because I’ve had the privilege of walking alongside this family through their new build for nearly a YEAR.

And if you’ve ever built a home, you know there’s a whole lot that happens between “we’re building!” and “here are your keys.” 😂

Decisions. Walkthroughs. Questions. Waiting. More decisions. Watching walls go up. Watching all those little choices finally start looking like HOME.

But Wednesday we made it.

And maybe my favorite part of this entire closing is knowing their sweetest little girl gets to grow up here. ❤️

There will be birthdays here. Holidays. First days of school. Backyard adventures. Ordinary Tuesday nights that someday become the memories they talk about.

That’s the stuff I think about on closing day.

Congratulations to this wonderful family! Thank you for trusting me through these last 10 months. I am SO excited for you to finally be HOME. 🥹🏡

“WE’RE PENDING!” 🎉

Definitely one of my favorite texts to send.

But there’s a whole lot of real estate that happens BEFORE my client gets that text.

The questions. The strategy. The phone calls. The negotiations. The details nobody thinks about until suddenly they matter A LOT. And sometimes, the conversations where we just need to talk something through one more time.

So when Tricia said this...

CLOSED! 🔑❤️ And this is exactly why I say real estate is about so much more than houses.

I originally met this amazing family through Instagram. What started with a message turned into almost SEVEN months of working together, multiple visits, lots of house hunting, and plenty of conversations about what they really wanted their life here to look like.

And somewhere in the middle of all of that, they became friends.

THAT is the part of this job I will never take for granted.

Buying a home, especially when you’re making a big move, isn’t always a quick process. Sometimes it takes time. Sometimes what you think you want changes once you get here. And sometimes we have to see a whole lot of “not quite” before we find the YES.

Yesterday, we officially made it to the finish line. 🥹

Next thing I know, we’ve toured 7 houses, ranked the kitchens, discussed neighborhoods, checked the commute, measured a wall for your couch, and you’ve already decided where the Christmas tree is going.

This is a judgment-free zone. I support your version of “casually looking.” 😂🏡

Same Valley. VERY different real estate markets. 👀

That’s my biggest takeaway from the latest Treasure Valley housing numbers.

August was a strong month overall, with 1,440 homes sold across the Treasure Valley, up 11.4% from last August.

But zoom in and things get much more interesting...

Eagle’s median sale price climbed to $980,000 while sales increased 24.7%.

Meridian reached a $584,950 median with sales up 25.8%.

Meanwhile, Middleton’s median price actually dropped 8.4% while the number of homes sold jumped a whopping 55.3%.

Same Treasure Valley. Three VERY different stories.

This is why I’m always cautious when someone tells me they heard “the market” is up, down, hot, slow or anything else.

Real estate is hyperlocal.

CLOSING DAY on Palo Verde! 🏡❤️

This beautiful Boise foothills home officially has new owners, which means today I get to celebrate my seller and the beginning of their next chapter.

Selling a home is so much more than putting a sign in the yard and waiting for the right buyer. There are decisions, showings, negotiations, adjustments, a whole lot of behind-the-scenes conversations, and plenty of moments where you just have to trust the process.

And I’m incredibly grateful my seller trusted ME through all of it.

Palo Verde was a special one. The foothills views, the gorgeous finishes, the balcony overlooking Boise, the trails practically outside your door... there was a lot to love about this home, and I’m so happy we found the right buyers to love it next.

The kids moved out... but somehow you’re still cleaning their bedrooms. 😂

If you’ve become an empty nester and you’re starting to wonder whether you really need ALL this house anymore, that thought is worth paying attention to.

Downsizing doesn’t mean you have to sell tomorrow. And it definitely doesn’t mean downgrading in quality.

It means asking whether your home still fits the life you’re actually living NOW.

Here are a few signs it might be time to start thinking about it:

🏡 You have entire rooms you rarely use anymore.
🌳 The yard you once loved feels more like a never-ending weekend project.
🧹 You’re spending way too much time cleaning, maintaining, and managing space you don’t need.
✈️ You’d rather spend your time and money traveling, enjoying hobbies, visiting family, or simply doing more of what you love.
🔑 The idea of a smaller, lower-maintenance or lock-and-leave home is starting to sound REALLY good.
🛏️ You still want room for the kids and grandkids to visit, but you’re realizing you probably don’t need to maintain bedrooms for them 365 days a year.

📍 You’re thinking more about your next 10+ years and wondering if your current home, neighborhood, stairs, yard, and maintenance needs still make sense long term.

And maybe the biggest sign?

You’ve caught yourself scrolling through smaller homes around Boise and the Treasure Valley thinking, “You know... I could actually see us doing this.”

That doesn’t mean you’re ready to move.
